Location
Cloverleaf is in Southeast Austin, the up-and-coming area. It's a short drive to Southpark Meadows, which is the largest shopping center in Austin after The Domain. There you'll find a huge new H-E-B (with a barbecue restaurant inside), Home Depot, Walmart, Target, coffee and restaurants.
You're right on the line with Buda, so you can hop on I-35 south to Buda's historic Main Street.
Schools: Austin ISD
Cloverleaf is in Austin ISD on this side, unlike Turners Crossing around the corner. The schools are a little bit of a drive, but not bad at all. As always, confirm the zoned schools for the specific address.
Homes and pricing
Cloverleaf is self-developed, and Brohn Homes builds everything. The community is set up to be as economically efficient as possible.
- Price: in the low $300,000s as of February 2025. It's one of very few chances to buy a new single-family home, not a condo, just over $300,000 in Austin.
- Plans: single-story and two-story. The smallest plan is just over 1,000 square feet with three bedrooms. To be honest, it's fairly small and will live a lot like an apartment.
- A plan I liked: a two-bedroom, 1,300 square foot plan with a larger living area, kitchen, bedrooms and baths.
- Zero Energy Ready: homes are pre-wired for solar and have tankless water heaters.
- Incentives: Brohn was offering some really great incentives on inventory homes when I filmed.
Online pricing moves around, so ask me for the current base price on each plan before you go.
Taxes, HOA and amenities
Tax rate. Cloverleaf is outside city limits, so the base rate is technically 1.7%. There's a PID (public improvement district) that brings the effective rate to about 2.1% as of February 2025, paid off over a 30-year schedule. Even at 2.1%, that's extremely reasonable compared with other communities around here.
HOA. Only $100 a quarter as of February 2025.
Amenities. There's no pool. You get a small park space, sidewalks and walking paths. The real amenity is the location. If a pool is important to you, we'll probably have to look elsewhere.
Who it fits
Cloverleaf fits first-time buyers and anyone who wants a brand-new, energy-efficient single-family home with an Austin address and Austin ISD, at a price that's hard to find anywhere else in the city. It's not the pick if you want a pool, a big amenity center or a lot of space in the smallest plans.
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
