Selling your home in Cloverleaf

If you're selling a home in Cloverleaf, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Cloverleaf tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Cloverleaf on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Cloverleaf

Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Cloverleaf tour covers Southpark Meadows, the Zero Energy Ready Brohn homes and a walkthrough of one of the floor plans.

Those viewers are your buyers: first-time buyers, people who want a new single-family home with an Austin address and Austin ISD, and buyers comparing Cloverleaf with Turners Crossing and the other new South Austin communities I've filmed. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Cloverleaf home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Cloverleaf location, from Southpark Meadows and its new H-E-B to Buda's Main Street down I-35. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Cloverleaf the location sells a lot of the home. Southpark Meadows and its huge new H-E-B are a short drive, Buda's historic Main Street is down I-35, and you're still in Austin ISD.

I never assume a buyer knows the area. A lot of first-time buyers don't know you can still buy a new single-family home, not a condo, with an Austin address down here. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Cloverleaf

Selling a resale in Cloverleaf is different from selling in an older neighborhood, because Brohn Homes builds everything here. Here's what I plan around:

  • Brohn's inventory and incentives. Brohn was offering some really great incentives on inventory homes when I filmed in February 2025. Your home competes with that, so it has to be presented well and priced against what Brohn is actually offering.
  • Small plans need to show well. The smallest plans are tight. Staging, photos and video show buyers how the space really lives.
  • Questions to answer upfront. There's no pool, and Cloverleaf has a PID, so buyers ask about the tax rate. I explain both upfront so they don't come up as surprises after a showing.

Honest pricing matters too. I'll show you what's actually selling in Cloverleaf and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Cloverleaf: questions I get asked

Who is a good Realtor to sell my home in Cloverleaf, Austin?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed Cloverleaf on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Cloverleaf?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
How does a Cloverleaf resale compete with new Brohn homes?
Buyers can tour Brohn's inventory homes and incentives, so presentation matters. A resale is finished and move-in ready, and I price it against what Brohn is offering at the time.
Do buyers ask about the PID in Cloverleaf?
Yes. Cloverleaf has a PID that's part of the tax bill, so buyers ask about the tax rate. I explain it upfront with the current numbers so it doesn't catch anyone off guard.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Cloverleaf home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Cloverleaf home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
