Why acre lots in Liberty Hill
Acre-lot communities are my favorite balance. You get elbow room and privacy, but you still have neighbors and a sense of community.
Most master-planned communities around Austin have postage-stamp lots. If you want an acre, you usually need a budget of $1 million or more. For comparison, some acre-lot communities in Leander were opening from the $900,000s when I filmed in late 2024.
Northfork and North Haven both offer 1-acre lots, mostly in the $700,000 to $800,000 range as of December 2024. Both are right off the new 183 toll road extension, about 35 minutes into Austin.
Northfork
Northfork is probably the best value in Liberty Hill, at least in my opinion, and one of the better values in any of Austin's north suburbs.
When I filmed in December 2024, a brand-new spec home was listed at $750,000 on an acre, with a tax rate below 1.9%. That combination is just insane.
What the homes are like:
- Mostly single-story ranches, with some two-story plans.
- 10-foot ceilings and high-end features.
- Four-sided masonry.
- Some greenbelt lots.
There are two builders in Northfork, including Chesmar Homes.
The HOA is simple. There are minimal HOA amenities, so the fee is lower. The amenity really is the 1-acre lot you sit on.
North Haven
North Haven is a GFO Home development and a bit bigger than Northfork. It has full acre lots, mostly $700,000 to $800,000 as of December 2024, with mature trees and greenbelt lots. It's so rare to come across something like this on an acre.
GFO builds semi-custom homes, from smaller ranches to larger two-stories, with quite a bit of customization in exterior elevations, colors and materials. It's a really good place to build a home that's actually yours.
A little background on GFO: it's a family-owned builder started by the brothers who founded the company now rebranded as Brightland. They sold that company, waited out their non-compete and started GFO. They have a long reputation for quality.
How they compare
Northfork vs Lariat. In Lariat you pay a higher tax rate, and for the same money you're not getting anywhere near these high-end features or a lot this size.
Acre lot vs Santa Rita Ranch. You'll spend about the same amount on a home in Santa Rita Ranch, but on a small lot with much less privacy and fewer trees.
My folks ask me all the time what's a really good deal. I really think this one is.
Who these communities fit
These fit buyers who want land and privacy without a $1 million budget and are fine giving up a big amenity center. If you want pools, events and a lifestyle director, a master-planned community will suit you better. If you want room for a shop, a garden or just space between you and the neighbors, you have so much opportunity with a 1-acre lot.
