Lariat, Liberty Hill TX: A 688-Acre Community North of Downtown

Lariat is a 688-acre master-planned community directly north of historic downtown Liberty Hill, Texas, with six builders and prices from the high $300s to over $700,000 as of late 2024. It has hilly terrain, a stocked fishing pond and some lots with real views. When I toured it in December 2024, I called it the most exciting brand-new master-planned community in all of Liberty Hill.

Where Lariat is

Lariat sits exactly north of historic downtown Liberty Hill. That puts you close to the Main Street revival. The city has invested in downtown restaurants and coffee shops, and a new brewery has opened too.

Some context on Liberty Hill. It was a very small town until COVID, and the infrastructure is still catching up. As of December 2024 there was no grocery store in Liberty Hill yet. You're about 15 minutes from one, and there are plans in the news to bring one out here. The 183 toll road extension was also really close to opening when I filmed, which will make the drive into Austin a lot easier.

Lariat does feel a little rural. That's what most people come to Liberty Hill for: the quiet, more secluded lifestyle.

The land and the amenities

The first thing you'll notice driving in is the landscape. Lariat is hilly, and some lots have views, including over the fishing pond and the amenity center. To have homes with a view in the mid price range is really, really rare around Austin.

Amenities as of my tours:

  • A stocked fishing pond.
  • A pool and event pavilion, which were open in November 2024 and are the first of what's planned to be many amenities.

It's still a young community, so expect more to come as it builds out.

Builders and homes

Lariat has six builders building a huge range of homes, from single-story plans to well over 3,000 square feet. As of my November 2024 city tour, prices ran from the high $300s to over $700,000, with Perry Homes at the top. Here are the builders I spent time on:

  • Perry Homes builds homes over 3,000 square feet with full design-center selections. They'll also custom-quote changes. I've had clients get a standalone bathtub quoted and a media room converted into a fifth bedroom. There's a price for that, but it's super reasonable.
  • Landsea Homes offers a lot of customizability at a lower price point.
  • Ashton Woods builds fully standalone homes that are built like townhomes: rear-entry garages, narrower lots, front porches and smaller yards.

Tri Pointe and Highland Homes also build here. If you want more yard, there are 60-foot lots available.

Schools

Lariat is zoned to Liberty Hill ISD, and Liberty Hill High School is a very short drive. There's also land reserved for an on-site elementary school. That will take a few years, since the houses come first. As always, check the zoning for the specific home you're looking at.

How Lariat compares

Lariat sits in the middle of the Liberty Hill market. Butler Farms, down the street, comes in at a lower price point. On the other side, in my December 2024 tour of the acre-lot communities, I noted that Lariat has a higher tax rate than Northfork, and for the same money you won't get the same lot size or high-end features you'd get on an acre there.

So the question is what you value. If you want amenities, neighbors, a newer master-planned community and a range of builders to pick from, Lariat is a strong option. If land is the priority, look at the acre-lot communities too.

Who Lariat fits

It's really easy to say there's something for everybody here, and I actually think there is. With six builders and product from rear-entry homes on narrower lots to Perry homes over 3,000 square feet, most buyers interested in Liberty Hill can find a fit at Lariat.

My honest take
Lariat is by far the most exciting brand-new master-planned community in Liberty Hill, and I've called it an absolute gem. The hills and the view lots are what set it apart. It's rare to get a view in the mid price range. Keep an eye on the tax rate compared to the acre-lot communities, and know that the town is still catching up on grocery stores and roads. But Liberty Hill is unrecognizable compared to five years ago, and Lariat is a big part of why.— Mason Bleasdell
