Buyers are already watching Lariat
Most people moving to Liberty Hill start on YouTube, long before they call an agent or book a showing. My Lariat tour has been watched 1,388 times. It covers the hilly land and view lots, the stocked fishing pond, the pool and event pavilion, and builders from Perry Homes to Ashton Woods.
Those viewers are your buyers: relocating families who want Liberty Hill ISD and a newer master plan, people comparing Lariat with Butler Farms and acre-lot communities like Northfork, and people who want a lot with a view. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Lariat home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Lariat lifestyle, from the view lots and fishing pond to historic downtown Liberty Hill just to the south. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Lariat the lifestyle sells a lot of the home. Lariat is hilly, and some lots look out over the fishing pond and the amenity center, which is really rare in the mid price range around Austin. There's a pool and event pavilion, and historic downtown Liberty Hill, with its new restaurants, coffee shops and brewery, is just south.
I never assume a buyer knows the area. Many buyers are relocating and still picture Liberty Hill as the small town it was before COVID. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Lariat
Selling a resale in Lariat is different from selling in an older Liberty Hill neighborhood. Here's what I plan around:
- Six builders. Lariat had six builders when I filmed in December 2024, from Perry Homes to Ashton Woods. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- Buyers comparing neighborhoods. Your buyer is often weighing Lariat against Butler Farms, at a lower price point, and acre-lot communities like Northfork. Buyers ask about taxes compared with the acre-lot communities, so I address that up front and show what Lariat gives them: amenities, neighbors and a newer master plan.
- What makes your lot stand out. A view lot, a 60-foot lot with more yard, a spot near the pond: the video shows exactly what yours has.
Honest pricing matters too. I'll show you what's actually selling in Lariat and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
