Location and commute
Stonewall Ranch has a Liberty Hill address, but it's not crazy far out. It's on the very east side of Liberty Hill, basically directly off 183. When I mapped it at 10 a.m. in February 2024, it was 39 minutes and 29 miles to downtown Austin using the toll road.
When I was a kid, this was the farthest out. You thought you were going into Oklahoma when you got up here. That's changed a lot. I'd also call it a very safe location.
What's nearby
As of February 2024:
- A brand-new H-E-B about 10 minutes away.
- Restaurants and coffee shops within 10 minutes.
- Old downtown Liberty Hill, 5 to 7 minutes away.
- A YMCA in Leander, plus churches and parks nearby.
My advice for any neighborhood: go drive around, see who's playing at the playground and who's out for a walk.
Schools
Schools are a big part of the appeal here:
- Bill Burton Elementary is on site. Families walk and golf-cart to pickup.
- Liberty Hill High School, new and renovated, is about 10 minutes down Highway 29.
- The middle school is close by.
- Private school options are in Georgetown, down Highway 29.
As always, confirm zoning for the specific address.
Homes and pricing
Taylor Morrison is the builder, with two products on 40-foot and 50-foot lots. When I filmed in February 2024, homes ran from about 1,450 square feet up to about 3,000, and pretty much everything was under $500,000. Taylor Morrison could get you just under 3,000 square feet for around $500,000.
One example from that time: I had a buyer under contract on an alley-load (rear garage) four-bedroom two-story with a loft for $337,000, and we negotiated Taylor Morrison paying all the closing costs. All the alley-load homes were under contract when I filmed, and a couple of 50-foot homes were available with design finishes still open to choose.
Taylor Morrison has a great reputation for building a quality home: tall ceilings, lots of windows and natural light, and nice countertops, sinks, carpentry and backsplashes. Compared to homes in the under-$350,000 range especially, this blows them out of the water.
One honest note on the alley-load homes: the backyard is small. If you have a German Shepherd, it may not be enough. For barbecuing or a smaller dog, it works.
Taxes, HOA and amenities
- HOA: $100 a quarter as of February 2024, around $30 a month. That covers a lap pool, a playground and a half-court basketball court.
- Tax rate: 2.3% as of February 2024. Tax rates change every year. At a similar price point, that's not crazy compared to places like Hutto.
Stonewall Ranch isn't the most amenity-rich neighborhood. Santa Rita Ranch has more, but its HOA fees and price of entry are a lot higher. Nobody wants to pay a ton of money toward HOA fees, especially if you're not going to use the amenities.
One thing to know: Stonewall Ranch doesn't have natural gas. If you want a gas stove, look at a neighborhood like Butler Farms.
Who Stonewall Ranch fits
Stonewall Ranch fits families who want an elementary school in the neighborhood, first-time buyers who want a quality build for the money, and anyone who'd rather skip a big HOA bill. It's less of a fit if you want a big yard on an alley-load lot or resort-style amenities.
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose. If Stonewall Ranch is on your list, call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.
