Santa Rita Regency: A 55+ Toll Brothers Community in Liberty Hill

Santa Rita Regency is a 55-and-over active-adult section of Santa Rita Ranch, built exclusively by Toll Brothers, at the eastern edge of Liberty Hill on the Georgetown line. As of my February 2024 tour, homes ran from the very high $400s to the $700s. If you want a 55+ community that feels smaller and a little more upscale than Sun City, this one is fantastic.

What Santa Rita Regency is

Santa Rita Regency is the active-adult, 55-and-over section of Santa Rita Ranch, a partnership between Santa Rita and Toll Brothers. It's about 20 miles outside Austin, and it's something we honestly don't have enough of around here.

A lot of people are slightly overwhelmed by how big Sun City is. Regency has more of a tight-knit, a little bit upscale feel. It's marketed as an active lifestyle community, and it's not supposed to be somewhere where you never meet your neighbors.

It has its own amenities and its own entrance. One note: Regency's amenities are separate. Residents in the rest of Santa Rita Ranch can't use them.

I've filmed it twice: a first look in July 2023, when only a few homes had closed, and an update in February 2024, when many residents had moved in.

Location and what's nearby

Regency sits at the easternmost point of Liberty Hill and the westernmost edge of Georgetown. The city line is right over the hill. In my February 2024 tour, you entered off Ronald Reagan Boulevard.

What's nearby, as of 2024:

  • A brand-new H-E-B about 5 minutes away, with restaurants like Torchy's Tacos and a spa.
  • Georgetown's Wolf Ranch shopping area, about 10 minutes away via 29, with Target, another H-E-B and home stores.
  • Liberty Hill's Main Street, about 10 minutes the other direction, where they're bringing back dinner spots and live music.
  • Downtown Georgetown, with its historic square and old courthouse. If you haven't been there before, I'm totally taking you when you come out this direction.

Honest note: of the 55+ options near here, this one is going to live the most rural. For Target or a hardware store, you're driving 15 or 20 minutes into Georgetown or Leander. Sun City is directly across the street from everything, and this is not.

Homes and Toll Brothers

Toll Brothers is the only builder, and they built a special product for Regency with very few steps. As of February 2024:

  • Prices: very high $400s up to the $700s, depending on how you spec it out.
  • Sizes: mostly single-story plans, some 1.5-story with a loft, from a little under 2,000 square feet up to about 2,700 to 2,800 square feet.
  • Light: big windows, with an option for large glass accordion doors across the back.
  • Looks: several model homes showing different elevations, like board and batten and painted brick. The same floor plan can't be placed side by side.

In my July 2023 first look, the floor plans ranged from just over 1,600 to a little over 3,500 square feet, with 2 to 4 bedrooms. That's bigger than the mostly two-bedroom homes typical of Sun City or Traditions at Vizcaya. At that time, prices started around $400,000, and the largest plans with options and premium lots could reach the $800s or $900s.

Other details from 2023: 2- and 3-car garages, golf carts are usable, and pools are allowed with HOA permission. There are no privacy fences; an open metal rail fence is optional, which keeps things open and bright.

Toll Brothers goes above and beyond on customization. You could easily add $150,000 in options to some of these houses. Full disclosure, some of those options are not cheap. But if you're making an investment like this, you should get something you want.

Lots and views

Regency sits right where the Texas Hill Country landscape starts, so there are a lot of view lots and greenbelt lots, plus cul-de-sac lots. The views aren't as dramatic as Westlake, but they're real. My own client was getting a greenbelt lot when I filmed in 2024.

There are 50-foot lots and 70-foot lots (the Orchard collection), and the 70-foot lots have plenty of room for a pool.

The biggest complaint I hear from clients in Sun City or Vizcaya is the lack of lot choice. Here, you have greenbelts, views and Toll Brothers customization.

Amenities and HOA

When I filmed in July 2023, the amenity center was under construction and expected to open in 2024, with lap and relaxation pools, bocce ball, pickleball and other sports amenities. By February 2024 it was 99% complete, with landscaping still underway.

As of February 2024, the HOA was $249 a month. That gets you the Social Club and a full-time lifestyle coordinator who runs events, food trucks and music.

Taxes

The tax rate was 2.6% as of February 2024. It's not the lowest, but it's nowhere near as high as some places in Hutto that are over 3%. If you're over 65, there are a lot of additional exemptions you qualify for, and new homestead exemption rules were coming for 2025 when I filmed.

Building with Toll Brothers

If you build, you'll go to the design center a few times. Toll breaks it into multiple appointments with designers, so you choose one thing at a time instead of everything in one day. In February 2024, there were some inventory homes available, a good number of lots left and more coming.

Many residents here are relocating from other parts of the country to be near family.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose. If you're looking at Santa Rita Regency, call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.

My honest take
If you're looking for a 55+ community that's different from Sun City, Santa Rita Regency is fantastic. It's smaller, less overwhelming and a little more upscale, Toll Brothers is a step above in build quality, and you actually get lot choice, with greenbelts and views. The trade-off is that it lives the most rural of the options around here. You'll drive 15 or 20 minutes for Target or a hardware store, and Toll's options add up fast. If that works for you, I'd highly encourage you to check this one out.— Mason Bleasdell
