Buyers are already watching Santa Rita Regency
Most people moving to Liberty Hill start on YouTube, long before they call an agent or book a showing. My Liberty Hill neighborhood tours have been watched 6,289 times, and my Santa Rita Regency tour covers the Toll Brothers homes, the view and greenbelt lots, the Social Club and what's nearby in Georgetown and Liberty Hill.
Those viewers are your buyers: people 55 and over relocating to be near family, buyers who find Sun City too big and want something smaller and a little more upscale, and people who want lot choice with greenbelts and views. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Santa Rita Regency home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Santa Rita Regency lifestyle, from the Social Club and its lifestyle coordinator to the Hill Country views and downtown Georgetown nearby. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Santa Rita Regency the lifestyle sells a lot of the home. It's an active community, with a Social Club and a full-time lifestyle coordinator running events, food trucks and music. It sits where the Hill Country starts, so there are a lot of view and greenbelt lots. A new H-E-B was about 5 minutes away when I filmed in 2024, and downtown Georgetown's historic square isn't far.
I never assume a buyer knows the area. Many of the people touring Regency are relocating from other parts of the country to be near family. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Santa Rita Regency
Selling a resale in Santa Rita Regency is different from selling in a regular family neighborhood. Here's what I plan around:
- Toll Brothers inventory. Toll Brothers had inventory homes and more lots coming when I filmed in February 2024. Buyers who walk the models see how much can be customized, and Toll's options add up fast. A resale already has them built in, so I make sure buyers see every one.
- Buyers comparing 55+ communities. Your buyer is often deciding between Regency, Sun City and Traditions at Vizcaya. Regency is smaller, has real lot choice and a Toll Brothers build. It also lives more rural, so I'm upfront about the drive to Target and show what's close.
Honest pricing matters too. I'll show you what's actually selling in Santa Rita Regency and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
