Buyers are already watching North Haven and Northfork
Most people moving to Liberty Hill start on YouTube, long before they call an agent or book a showing. My Liberty Hill neighborhood tours have been watched 6,289 times, and my North Haven and Northfork tour covers the 1-acre lots, Northfork's single-story ranches, GFO's semi-custom homes and mature trees in North Haven, and the drive in on the 183 toll extension.
Those viewers are your buyers: buyers who want land and privacy but still want neighbors, people comparing an acre here with a smaller lot in Lariat or Santa Rita Ranch, and people who want room for a shop or a garden. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your North Haven and Northfork home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the acre-lot lifestyle, from the elbow room and privacy to the mature trees and greenbelt lots. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and out here the land sells a lot of the home. Every home sits on an acre, with the elbow room and privacy most master plans can't offer, but you still have neighbors. North Haven has mature trees and greenbelt lots, Northfork has some greenbelt lots too, and the 183 toll extension runs right by both.
I never assume a buyer knows the area. Many buyers are relocating and have never seen what an acre looks like in Liberty Hill. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in North Haven and Northfork
Selling a resale on an acre in North Haven or Northfork is different from selling in a master-planned community. Here's what I plan around:
- New builds nearby. Northfork's two builders, including Chesmar Homes, and GFO in North Haven were building when I filmed in December 2024. Buyers can compare your home with a new one on the same size lot, so presentation matters. That's where staging, sunset photos and video do the work.
- Buyers comparing lot sizes. Your buyer may be deciding between an acre here and a smaller lot with more amenities in Lariat or Santa Rita Ranch. The video shows what the acre actually gets them: privacy, trees and room to spread out. Buyers also ask about taxes, and Northfork compared well when I filmed, so I bring it up.
- No big amenity center. The HOA amenities are minimal. The amenity really is the land, so that's what I market.
Honest pricing matters too. I'll show you what's actually selling in North Haven and Northfork and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
