Location and daily errands

Cat Hollow is in the Brushy Creek area of Round Rock, west of I-35 and north of SH 45, along O'Connor. It sits right where the Brushy Creek park and trail system comes through.

Daily errands are about as easy as it gets. H-E-B is at the neighborhood exit, about 3 minutes away and close enough to walk. Black Rock Coffee, pizza places and LA Fitness are in the same spot. If you work from home and want somewhere that's super easy to live, this is an awesome spot.

Cat Hollow Park and the Brushy Creek MUD

Cat Hollow is part of the Brushy Creek Municipal Utility District (MUD). The MUD is a taxing authority, and it funds a lot of the park system here, including trails, parks and its own community center.

Cat Hollow Park is 11 acres. When I filmed in February 2024:

  • The playground had just been renovated and reopened
  • The lap pool was being renovated
  • There were tennis and basketball courts
  • There's an 18-hole disc golf course

Trails run through the whole community.

The Brushy Creek Trail

The Brushy Creek Regional Hike and Bike Trail is 16 miles of paved and compacted gravel trail around Brushy Creek Lake Park. There's a fishing lake, and you can take kayaks or other man-powered boats out. You can walk or bike to it straight from Cat Hollow. I grew up riding my bike through here.

If you love outdoor space, this is one of the best spots anywhere around Austin.

Homes

Cat Hollow is one of the oldest master-planned communities in this area. It was built from the very late '90s and early 2000s through about the end of that decade, and it was a really aspirational part of Round Rock when it went up.

You'll see masonry construction and really high ceilings. In the section of Cat Hollow called the Domain, homes go above 4,000 square feet, and some have six bedrooms.

Schools

Cat Hollow is all Round Rock ISD, but the schools change depending on your section, based on attendance and capacity. All of them are some of the highest rated in one of the highest-rated districts in the Austin area. If you're concerned about schools, you have nothing to worry about here. Always confirm zoning for the specific address.

Who it fits: pros and cons

Pros

  • Round Rock ISD schools
  • An 11-acre neighborhood park plus the 16-mile Brushy Creek Trail
  • H-E-B, coffee and a gym about 3 minutes away
  • Established, with solid masonry homes and some very large ones

Trade-offs

  • These are resale homes from the late '90s and 2000s, so budget for updates on some
  • Schools vary by section, so check the exact address
  • You'll pay Brushy Creek MUD taxes, which fund the parks and trails

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Cat Hollow is one of the most amenity-rich mature communities in Round Rock, and it's personal for me. I grew up riding my bike on these trails. The schools are why a lot of people start looking here, but it's the park, the trail and how easy daily life is that make it work. If you love outdoor space and want an established neighborhood, it should be on your list. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.— Mason Bleasdell
