Buyers are already watching Cat Hollow
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Cat Hollow tour covers the 11-acre Cat Hollow Park, the Brushy Creek Trail, the H-E-B at the neighborhood exit and the larger homes in the Domain section.
Those viewers are your buyers: relocating families who want Round Rock ISD, people who work from home and want daily errands about 3 minutes away, and anyone who wants to walk or bike straight onto the Brushy Creek Trail. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Cat Hollow home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Cat Hollow lifestyle, from Cat Hollow Park to the Brushy Creek Trail. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Cat Hollow the lifestyle sells a lot of the home. You have an 11-acre park with a pool, courts and disc golf, you can walk or bike onto the 16-mile Brushy Creek Trail, and H-E-B, coffee and a gym are about 3 minutes away.
I never assume a buyer knows the area. Many of the people touring Cat Hollow are relocating and have never been to Brushy Creek Lake Park. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Cat Hollow
Selling in Cat Hollow is different from selling in a brand-new community. Here's what I plan around:
- Age of the homes. Cat Hollow was built from the late '90s through the 2000s. Buyers want to know what's been updated, so your video and listing walk through the roof, systems, kitchen and anything else you've done. The masonry construction and high ceilings are selling points, so I show them.
- Buyers comparing new construction. Some buyers are also looking at newer Round Rock communities. A home in Cat Hollow gives them mature trees, an established park system and a location that's already built out. The video makes that case before they ever walk in.
- Schools by section. Cat Hollow is all Round Rock ISD, but schools vary by section. I confirm the zoning for your address and put it in front of buyers, because it's one of the main reasons they look here.
Honest pricing matters too. I'll show you what's actually selling in Cat Hollow and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
