Location and commute

Saul's Ranch is in Brushy Creek, one of the coolest areas of Round Rock. It's one of very few pockets in Round Rock that isn't built out yet. This area didn't exist even a couple of years before I filmed.

• The Domain: less than 15 minutes
• Dell and Apple: easy 15-minute drives
• Nearby: H-E-B down the road, old historic Round Rock, the Round Rock Outlet Mall and Lifetime Fitness

Being in the middle of everything usually carries a cost, and that shows up in the prices here.

Amenities: the location is the amenity

Saul's Ranch doesn't have big neighborhood amenities like a large pool complex. The amenities are the location.

The biggest one is the Brushy Creek Trail system. It runs right behind some home sites, and from here you can get to Brushy Creek Lake Park and the YMCA in Cedar Park. There are off-road biking trails too. I think this is one of the easiest places to make new friends and always have something to do.

Homes, builders and prices

Both builders here, Coventry Homes and M Signature Homes, are premium builders. Expect high-end appliances, nice finishes and tall ceilings. The M Signature model has 20-foot ceilings in the living room.

As of November 2024:

• Sizes: about 2,000 square feet to over 3,000, with two-story options
• Home sites: 55 feet wide
• Prices: mostly the very high $600,000s, with some really large homes over $1 million depending on options

You're definitely getting what you pay for.

The final section. When I filmed, the last section was about to open. It had quite a few greenbelt lots backing straight up to the Brushy Creek Trail. Even the lots that don't back to the trail have a good number of trees behind them. Privacy is one of the biggest things I see my clients looking for.

Taxes

Saul's Ranch sits barely outside the MUD, so the property tax rate was only 1.7% as of November 2024. Similar neighborhoods can run 2.6% to 2.8%. On a $1 million home, that's about a $10,000 a year difference.

Schools

Saul's Ranch is zoned for Round Rock ISD. Round Rock High School is one of the highest rated anywhere around the Austin area. Confirm school zoning for the specific address.

Who it fits: pros and cons

Pros

• New construction in established, central Brushy Creek
• Direct access to the Brushy Creek Trail
• Premium builders and finishes
• A 1.7% tax rate as of November 2024
• Round Rock ISD

Trade-offs

• A higher price point, mostly the high $600s and up
• No big neighborhood amenity center
• 55-foot home sites, so yards aren't huge for the price
• Limited new-construction alternatives nearby. In this part of Round Rock it's really Saul's Ranch or Wyoming Springs, and Wyoming Springs mostly builds large homes.
