Buyers are already watching Saul's Ranch
Most people moving to Round Rock start on YouTube, long before they call an agent or book a showing. My Round Rock neighborhood tours have been watched 11,521 times, and my Saul's Ranch tour covers the Brushy Creek Trail behind some home sites, the Coventry and M Signature homes, and the final section's greenbelt lots.
Those viewers are your buyers: Dell, Apple and Domain commuters who want to be in the middle of everything, families who want Round Rock ISD and Round Rock High School, and people who want trail access and privacy behind their home. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Saul's Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Saul's Ranch lifestyle, from the Brushy Creek Trail behind the home sites to a central Round Rock location. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Saul's Ranch the location is the amenity. The Brushy Creek Trail runs right behind some home sites, toward Brushy Creek Lake Park and the YMCA in Cedar Park. The Domain is less than 15 minutes away, and Dell and Apple are about 15.
I never assume a buyer knows the area. Many of the people looking at Saul's Ranch are relocating and don't know Brushy Creek. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Saul's Ranch
Selling a resale in Saul's Ranch is different from selling in an older Brushy Creek neighborhood. Here's what I plan around:
- Builder competition. Coventry and M Signature were selling here when I filmed in November 2024, with a final section about to open. If builders still have homes when you list, your home has to be presented at least as well as a model with 20-foot ceilings.
- A higher price point. Buyers here are paying for location and premium finishes, and they expect to see them. Staging, sunset photos and a video that shows the trail and your finishes help justify the price.
- Your lot. Greenbelt lots backing to the Brushy Creek Trail and lots with trees behind them are what buyers want. If you have one, I lead with it. Buyers ask about the tax rate here too, and I address it up front because it works in your favor.
Honest pricing matters too. I'll show you what's actually selling in Saul's Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
