Clear Creek, Round Rock: A First Look at Brohn Homes Between 183 and I-35

Clear Creek (called Clear Creek Ranch in my video) is a Brohn Homes new-construction community in the pocket of Round Rock between 183 and I-35, zoned to Round Rock ISD. When I filmed my first look in August 2023, homes were planned from about 1,300 to just shy of 2,600 square feet, starting around $440,000. It's one of the most desired parts of Round Rock, and the builder was working to save the big oak trees.

Location

Clear Creek is in that one little pocket between 183 and I-35 in Round Rock, about 20 minutes north of downtown Austin. You're in the middle of everything:

  • High-end restaurants, fast casual and fast food within about 10 minutes
  • Multiple H-E-Bs within about 10 minutes
  • A quick commute to Dell

The community has two entrances, which is a fire code requirement.

Schools and taxes

Clear Creek is zoned for Round Rock ISD. At the same time, it carries a very low property tax rate for this area. That's a nice combination, because more of your money goes toward equity instead of toward taxes. I didn't give an exact rate in the video, so ask for the current figure on any home you look at, and confirm school zoning for the specific address.

Homes and builder

Brohn Homes is the builder, and its reputation for quality homes and materials speaks for itself.

The homes are open-concept, energy efficient and lock-and-leave. Plans run from about 1,300 square feet to just shy of 2,600, in both single-story and two-story designs. There's pretty much something here for everybody: first-time buyers, investors, retirees or families moving up.

You could buy a spec home or choose your lot and build.

When I filmed in August 2023, no homes were finished yet, and the model was still under construction. The first homes were expected to be done around the end of summer or early fall 2023, so today you'll likely find completed homes and possibly resales.

Trees and lots

One of the biggest perks of this part of Round Rock is the big oak trees. The builder was trying to keep as many as possible for privacy and a lived-in feel, and there are greenbelt lots. This isn't one of those new builds on flat, treeless farmland where it takes 20 years for anything to grow.

Amenities and prices

Planned amenities included a pool, a clubhouse, an amenity center with a playground, and walking trails throughout the community.

As of my August 2023 first look, prices started around $440,000 and went up to about $600,000, depending on size and options. Earlier phases are usually priced lower, and these numbers are from the launch, so check current pricing.

Who it fits: pros and cons

Pros

  • A central location between 183 and I-35, close to Dell
  • Round Rock ISD with a low tax rate for the area
  • Big oak trees and greenbelt lots
  • A range of sizes for first-time buyers through families moving up

Trade-offs

  • My tour was a first look before any homes were done, so the amenities, pricing and final layout may differ from what I showed
  • Homes top out just under 2,600 square feet, so it's not the place for a very large home

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
This pocket of Round Rock is one of the most desired for several reasons: the location, Round Rock ISD and a tax rate that lets more of your money go toward equity instead of taxes. I also love that the builder was working to save the oak trees, because that's what makes a new neighborhood feel lived-in from day one.
