Buyers are already watching Goodnight Ranch
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Goodnight Ranch tour covers the newly opened shops, Onion Creek Park, both sides of Slaughter Lane and every home type.
Those viewers are your buyers: people who want to walk to breakfast, the pool and the park, families who want Blazier Elementary across the street, investors, and people comparing Goodnight Ranch with Easton Park and Marble Creek Crossing. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Goodnight Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Goodnight Ranch lifestyle, from the walkable shops and pool to Onion Creek Park across the street. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Goodnight Ranch the lifestyle sells a lot of the home. You can walk to breakfast, a boba shop, the pool, Onion Creek Park and Blazier Elementary, and there's a CapMetro stop in the neighborhood.
I never assume a buyer knows the area. A lot of buyers still picture Goodnight Ranch the way it was before the commercial opened, or don't know it exists at all. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Goodnight Ranch
Selling a resale in Goodnight Ranch is different from selling in a single-builder subdivision, because there are so many home types here. Here's what I plan around:
- New homes south of Slaughter. The south side has more new construction, so buyers can walk new homes in the same community. Your home has to show at least that well.
- Comparing the right homes. Single-family, twin homes, townhomes and Empire's three-story homes all sell to different buyers, and the HOA and tax rate vary by section and home type. I compare your home with the same type and answer those questions upfront.
- Buyers comparing Southeast Austin. Your buyer may also be looking at Easton Park or Marble Creek Crossing. I've filmed them, so I can show what Goodnight Ranch has that they don't: walkable shops, the park and the elementary school.
Honest pricing matters too. I'll show you what's actually selling in Goodnight Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
