Buyers are already watching Highcrest Meadow
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Highcrest Meadow tour covers the location next to Southwestern University, the Chesmar and Tri Pointe homes and the drive times.
Those viewers are your buyers: people who want new construction about 5 minutes from the square, families who want Georgetown ISD schools close by, and commuters headed toward Tesla on SH-130. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Highcrest Meadow home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Highcrest Meadow lifestyle, from the Georgetown square about 5 minutes away to the Southwestern University running track you can walk to. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Highcrest Meadow the lifestyle sells a lot of the home. I used to live three streets away, so I know this part of town. The square, with live music, restaurants and coffee shops, is about 5 minutes away, Southwestern University is right next door, and the middle school is a stone's throw away.
I never assume a buyer knows the area. Many buyers don't realize you can find newer construction this close to the square. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Highcrest Meadow
Selling a resale in Highcrest Meadow is different from selling out on the edge of town. Here's what I plan around:
- New homes from the same builders. Chesmar and Tri Pointe were just getting started when I filmed in April 2024. If either is still selling when you list, buyers will compare your home with their models, so it has to be presented at least that well.
- Few amenities. There's no pool or amenity center. The amenity is the location, so your video sells the square, Southwestern and the schools close by.
- The commute question. Downtown Austin at rush hour can take an hour or more. I'm upfront about it and show buyers the other side, like SH-130 toward Tesla and about 35 minutes to the airport.
Honest pricing matters too. I'll show you what's actually selling in Highcrest Meadow and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
