Buyers are already watching Santa Rita Ranch
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Santa Rita Ranch tour has been watched 1,022 times. It covers Ranch Camp and the other amenity centers, the events calendar, homes at every price point and the Georgetown ISD and Liberty Hill ISD split.
Those viewers are your buyers: families sorting out which side of the school district line they want, people comparing Santa Rita Ranch with Nolina and Rancho Sienna, and people who want resort-style amenities at every price point. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Santa Rita Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Santa Rita Ranch lifestyle, from Ranch Camp's pool and about 100 events a year to Costco and Target less than 10 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Santa Rita Ranch the lifestyle sells a lot of the home. Ranch Camp has a huge pool and one of the coolest playgrounds I've seen, Tierra Rosa has a gym, lap pool and water slides, and an events coordinator runs about 100 events a year.
I never assume a buyer knows the area. Some buyers still think Santa Rita is too far out, and they don't know about the HEB, the Costco and the 183 toll extension that now reaches Hwy 29. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Santa Rita Ranch
Selling a resale in Santa Rita Ranch is different from selling in a smaller, built-out neighborhood. Here's what I plan around:
- Builder competition. Toll Brothers, Perry Homes, Scott Felder and Westin Homes were all building as of my February 2026 tour, including the new El Dorado section. Buyers walk polished models before they see your home, so it has to be presented at least that well.
- The school district line. Santa Rita sits on the line between Georgetown ISD and Liberty Hill ISD, and the district also changes the tax rate. Buyers ask about it first, so I confirm the district and schools for your address and put them right in the listing.
- Your section and lot. From 40-foot lots to gated 90-foot-plus lots with views and original-phase acre lots, what makes your home stand out depends on where it sits. The video leads with it.
Honest pricing matters too. I'll show you what's actually selling in Santa Rita Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
