Buyers are already watching Horizon Lake
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Horizon Lake tour covers the 25-acre lake and its trail loops, the covered playscape, the Leander ISD schools and the close-in location near Cedar Park.
Those viewers are your buyers: relocating families who want Leander ISD and Rouse High, commuters who want to live closer in than Santa Rita Ranch, and people comparing Horizon Lake with Edgewood and Barksdale nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Horizon Lake home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Horizon Lake lifestyle, from the trails around the 25-acre lake to H-E-B within 5 minutes. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Horizon Lake the lifestyle sells a lot of the home. The neighborhood is built around a 25-acre lake with miles of trails and a covered playscape. H-E-B is within 5 minutes and the 183 toll is a few minutes away.
I never assume a buyer knows the area. Many of the people touring Horizon Lake are relocating and assume Leander means a long drive. Horizon Lake is about 15 minutes closer in than neighborhoods like Santa Rita Ranch. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Horizon Lake
Selling a resale in Horizon Lake is different from selling farther out in Leander. Here's what I plan around:
- Mostly resales now. Pulte and Taylor Morrison expected to sell out by the end of 2024. Buyers now compare resales with each other, so the best-presented home wins. The structural warranty transfers to the buyer, and I make sure they know it.
- Lake and trails, not a pool. The amenities here center on the lake. Some buyers expect a resort pool, so I show them the trails, the shaded playscape and the low HOA up front.
- Lot and view. Lots run from 45 to 60 feet, and some homes may catch a lake view. If yours has a standout lot or view, sunset photos and video put it first.
Honest pricing matters too. I'll show you what's actually selling in Horizon Lake and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
