Barksdale: A Small M/I Homes Community on the Leander–Cedar Park Line

Barksdale is a small M/I Homes new-construction community of about 100 homes, technically in Leander, Texas, but right on the edge of Cedar Park off Ronald Reagan and Parmer Lane. As of my September 2024 first look, pricing started in the mid-$600s and generally topped out around $750,000. By far the biggest selling point is where it sits.

Location: the biggest selling point

I can't harp on this enough with Barksdale. It's technically Leander, but you're right next to Cedar Park, just off Ronald Reagan and Parmer Lane. (Parmer turns into Ronald Reagan after it crosses 1431.) I grew up just around the corner from here. It's where I learned to drive a stick shift.

What's close:

  • H-E-B, Starbucks and daily errands about 5 minutes away
  • Cedar Park Town Center
  • Easy access to Parmer and 183

Commute

Apple is about a 15-minute drive down Parmer, and Google, Indeed and the Domain are close too. Barksdale also sits south of where most of the rush-hour traffic builds up on Ronald Reagan. If you commute south, that's a real daily difference.

Parks and schools

Garey Park is nearby, with sports fields, a small train for kids, and bike and walking trails.

Barksdale is zoned to Leander ISD. One example is Rouse High School, just down Crystal Falls Parkway, which is widely talked about as one of the best high schools around. Confirm the full zoning for the specific address.

The homes and lots

With only about 100 homes, there's less traffic. That's great if you want your kids biking through the neighborhood. The flip side is there aren't many lots, so get in early if you're interested.

  • 3 to 5 bedrooms, from about 2,300 to 3,300 square feet
  • Greenbelt and cul-de-sac lots
  • 3-car garages on a lot of lots, some as standard, plus 2.5-car garage options

And it's right across the street from multi-million-dollar homes.

HOA, pool and pricing

There's no amenity center or pool. If that's important to you, this probably isn't the community for you. The HOA was only $70 a month as of September 2024, covering common areas, grass maintenance of common areas and walking trails, with more trails coming. Lifetime Fitness and the YMCA are very close, so you can put the savings toward a private gym membership.

As of September 2024, pricing started in the mid-$600s and generally didn't run beyond about $750,000, depending on options, lot premiums and size.

Who Barksdale fits

Pros - Close-in location on the Cedar Park border - Short drive to Apple, Google, Indeed and the Domain - Small community with little traffic - Leander ISD schools, including Rouse High - $70 HOA (as of September 2024)

Cons - No pool or amenity center - Few lots, so options go quickly

It fits buyers who put location and commute first and don't need a neighborhood pool.

My honest take
For Barksdale, it's all about where you are. You're close to Cedar Park, close to the big employers on Parmer, and south of the worst Ronald Reagan traffic, in a small neighborhood across the street from multi-million-dollar homes. If a pool is a must, this probably isn't the one. If location is, it's hard to beat. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call.
