Location and commute
The complaint I hear most from buyers looking at Leander is that it feels super far away. Edgewood gets around that. It sits on the very south corner of Leander, right on the north edge of Cedar Park, and it's one of the newest communities in the Leander area.
It's on the Ronald Reagan and Parmer corridor, which runs down to some of the area's biggest employers:
- The Apple campus down the road
- Indeed
- Google at the Domain
If you work in that corridor, this location can save you a lot of time compared to neighborhoods farther north.
The homes and lots
M/I Homes is the builder, with a model home right at the entry. Lots come in three widths: 50, 60 and 70 feet. Homes run from about 2,400 square feet to over 4,500 square feet.
As of October 2024, there were still lots available to build on.
Views on some lots
Some homes here have views, mainly the ones facing out on the greenbelt and along Ronald Reagan. You just can't get view lots close to town within a reasonable price range these days. To have that in this neighborhood, in this price range, is really special.
The nearest similar option I can think of is Orchard Ridge, a good 15+ minutes north. You get a little bit of a view without having to spend a million dollars.
Prices, taxes and HOA
As of October 2024:
- Prices started right around $600,000. Larger homes on larger lots ran right around $900,000, depending on options and lot premiums.
- The tax rate was 2%. That's fairly low, since Leander tends to be on the higher side.
- The HOA was $70 a month, covering paved walking paths and common-area maintenance.
For comparison, the Toll Brothers development down the road in Cedar Park started around $1 million at the time.
No pool, but parks and gyms nearby
There's no community pool in Edgewood. If a neighborhood pool is a must for you, factor that in. Garey Park is just down the road, with sports courts and trails, and there are great gym options nearby.
I also didn't go through the school zoning on this tour. Reach out and I'll get you the current schools for the exact lot you're considering.
Who Edgewood fits
Pros - Close-in location on the Cedar Park border - Quick access to the Ronald Reagan/Parmer employer corridor - View lots without million-dollar pricing (as of October 2024) - 2% tax rate and a $70 HOA
Cons - No community pool - Starts around $600,000, higher than neighborhoods farther out in Leander
It fits buyers who want new construction and a shorter commute, and who'd rather pay for location than for a big amenity center.
Selling in Edgewood
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
