Cedar Brook: A Small M/I Homes Pocket Community in Leander

Cedar Brook is a small pocket community off Lakeline Blvd in Leander, Texas, where M/I Homes is the only developer and builder. As of my June 2025 tour, it was about halfway sold, almost every home was priced in the $400,000s, and the tax rate was 2.02%. It's easy to drive right past, and I think it offers a ton of value for the house you get.

Location and getting around

Cedar Brook sits off Lakeline Blvd, with Hero Way running just to the north. There are multiple routes in and out, so you're not funneled through a single entrance every morning.

1890 Ranch is an easy 10 to 15 minute drive. That's where you'll find Costco, Target, Academy and a good spread of restaurants.

Schools

As of June 2025, Cedar Brook is zoned to Leander ISD's:

  • Camacho Elementary
  • Leander Middle School
  • Leander High School

One thing worth knowing: the neighborhood right on the other side of these houses is zoned to a different school. If a specific campus matters to you, don't assume two neighborhoods next to each other share it. Always confirm zoning for the exact address.

The homes, finishes and prices

Every home here is built by M/I Homes, with single-story and two-story plans. Inside, you'll see:

  • Wood-look tile floors, the same thing you see in $800,000 to $1 million Perry homes
  • Large windows
  • Stonework and some contemporary touches

As of June 2025, basically every house ran in the $400,000s. The smaller homes were in the lower 400s and the larger ones in the very high 400s. Each community I tour is a little bit unique, and Cedar Brook is no exception. It doesn't feel like a copy-and-paste neighborhood.

Taxes and HOA (and no pool)

The tax rate was 2.02% as of June 2025. That's on the lower end for Leander. Communities off Ronald Reagan are pushing 2.3% to 2.4% and higher once you add MUD and PID taxes, so this is real money saved every year.

The HOA is a very moderate $70 a month. It covers a playground amenity area, common-area maintenance and walking paths.

Here's the honest con: there's no pool. If a neighborhood pool is super important to you, we'd need to look elsewhere. If not, you can use public pools or one of the private gyms nearby and skip paying for one in your dues.

Who Cedar Brook fits

Pros - A small community with one builder and a finished look - Homes in the $400,000s with finishes you'd expect at higher price points (as of June 2025) - 2.02% tax rate, lower than much of Leander - Leander ISD schools and easy access to 1890 Ranch

Cons - No community pool - Small, so there aren't many homes to choose from once it sells out

It fits buyers who want new construction under $500,000 in Leander, close to shopping, and don't need a resort-style amenity center.

My honest take
All things considered, the location, the finishes and the price, I truly believe Cedar Brook offers a ton of value for the house you get. The one deal-breaker for some people is the lack of a pool, and I'd rather you know that before we drive out. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
