Carneros Ranch: Coventry Homes, a Lap Pool and a Low HOA in Leander

Carneros Ranch is a self-developed Coventry Homes neighborhood in central Leander, Texas, with a clubhouse, a lap pool and larger, high-end homes. As of my June 2025 tour, prices ran from the high $400s for smaller resale homes up to about the $700s, with a tax rate of about 2% and an HOA of only $53 a month. Not many Leander neighborhoods have that many unique things to offer. This one really does.

Amenities: a clubhouse and a lap pool

The amenity center is the first thing that sets Carneros Ranch apart. You get:

  • A clubhouse with a full kitchen, which makes it a real hosting space for parties and get-togethers
  • A lap pool
  • A playground
  • Walking paths

The lap pool matters more than people think. I've had clients who would not consider a neighborhood without one.

Location and getting there

Carneros Ranch sits in a central spot in Leander. 1890 Ranch is close, with Costco, Target, other big-box stores and restaurants, and Divine Lake Park is nearby too. It's pretty wild how fast Leander has grown even over just the past five years, and this part of town now has most of what you need close by.

One practical tip: if you don't come in off Lakeline Blvd, you'll weave through some older Leander neighborhoods on the way. Don't let that trip you up. It's normal for this part of town.

The homes: Coventry build quality

Coventry Homes developed the neighborhood itself, and Coventry has a strong reputation for truly high-end homes. Expect high ceilings, nice finishes and tall cabinets.

This is generally a neighborhood of larger homes. As of June 2025, the smallest plan still available was about 2,600 square feet, and they build up to about 4,300 square feet.

Taxes and HOA

This is where Carneros Ranch really stands out on carrying costs.

  • Tax rate: about 2% as of June 2025. A lot of Leander is pushing 2.3% to 2.4%. On a $500,000 to $700,000 home, that makes a massive difference every year.
  • HOA: only $53 a month as of June 2025. That's about half the price of Santa Rita Ranch just to the north, and Bryson is quite a bit higher.

Getting a lap pool and a clubhouse for that HOA is unusual.

Prices, resale and the last new builds

As of June 2025, prices ran from the high $400s for smaller resale homes up to about the $700s, with most homes in the $500,000 to $700,000 range depending on size.

Coventry was building on the very last lots, and there was some new-construction inventory with deals attached. Resale homes were starting to show up too. Don't be turned off by a resale with a couple of years on it. These can be great deals, and the builder's warranty may still be on the house.

Who Carneros Ranch fits

Pros - Clubhouse with a full kitchen, a lap pool, playground and trails - $53 HOA and about a 2% tax rate (as of June 2025) - Larger, high-end Coventry homes - Central Leander location near 1890 Ranch and Divine Lake Park

Cons - Few new-construction lots left, so most options will be resale going forward - Mostly larger homes, so fewer choices if you want something small - Some routes in wind through older neighborhoods

It fits buyers who want a bigger, well-built home, care about lower taxes and want a real amenity center without paying a big HOA for it.

My honest take
Carneros Ranch has absolutely beautiful homes, especially for the money. The low HOA, the lap pool and a tax rate around 2% make it one of the more unique neighborhoods in Leander. I'd look hard at the resales here, not just the last few new builds. We don't operate with a team. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
