Selling your home in Carneros Ranch

If you're selling a home in Carneros Ranch, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Carneros Ranch tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Carneros Ranch on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Carneros Ranch

Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Carneros Ranch tour covers the clubhouse and lap pool, Coventry's larger homes and the central location near 1890 Ranch and Divine Lake Park.

Those viewers are your buyers: families who want a bigger, well-built home in central Leander, swimmers who won't consider a neighborhood without a lap pool, and buyers watching their carrying costs. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Carneros Ranch home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Carneros Ranch lifestyle, from the clubhouse and lap pool to Costco and Target at 1890 Ranch. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Carneros Ranch the lifestyle sells a lot of the home. You get a clubhouse with a full kitchen for hosting, a lap pool, a playground and walking paths, with 1890 Ranch and Divine Lake Park close by.

I never assume a buyer knows the area. Many of the people touring Carneros Ranch are relocating and don't know this part of Leander has filled in with shopping over the past few years. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Carneros Ranch

Selling a resale in Carneros Ranch is different from selling in a newer neighborhood still full of builder inventory. Here's what I plan around:

  • The last new builds. As of my June 2025 tour, Coventry was building on the very last lots, with deals on some inventory homes. While that lasts, your home is shown next to new construction with incentives, so presentation matters.
  • Carrying costs are a selling point. Buyers ask about the tax rate and HOA in every Leander neighborhood. Carneros Ranch compares well with Santa Rita Ranch and Bryson, and I put that in front of buyers instead of waiting for them to ask.
  • The drive in. If buyers don't come in off Lakeline Blvd, they wind through older Leander neighborhoods first. I route showings the right way, and your video shows the approach so nobody's surprised.

Honest pricing matters too. I'll show you what's actually selling in Carneros Ranch and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Carneros Ranch: questions I get asked

Who is a good Realtor to sell my home in Carneros Ranch, Leander?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed a full driving tour of Carneros Ranch on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Carneros Ranch?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
How do Carneros Ranch resales compete with Coventry's new homes?
A resale with a couple of years on it can be a great deal, and the builder's warranty may still apply. I make that case with staging, sunset photos and a video that shows the amenities buyers would get.
What do buyers like most about Carneros Ranch?
The lap pool and clubhouse, Coventry's build quality and finishes, and lower carrying costs than a lot of Leander. Those go right at the top of your listing.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Carneros Ranch home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Carneros Ranch home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
