Palmera Ridge: Bigger Homes and Two Amenity Centers in Leander

Palmera Ridge is a master-planned community in Leander, Texas, that opened in 2016, with new construction by Perry Homes, Coventry Homes and Highland Homes and its own on-site Leander ISD elementary school. When it opened, it really was the middle of nowhere. As of my May 2026 tour, it has H-E-B, Costco and Target minutes away, two amenity centers, a 2.4% tax rate and HOA dues of $150 a quarter.

How Palmera Ridge has changed

When Palmera Ridge opened in 2016, this really was the middle of nowhere. This area has just exploded since then. The roads, retail and schools have caught up, and it's so much easier to live here than it was 10 years ago.

That's why I think it's pretty hard to beat in terms of what it offers in location.

Location, commute and shopping

You have multiple ways in and out. One shortcut runs through Bar W Ranch to 183 and the 183A toll extension, which makes the drive south a lot easier.

As of May 2026, here's what's close by:

  • Bar W Marketplace, with a huge H-E-B about 5 minutes away, plus Torchy's Tacos and more
  • A brand-new Costco, which opened about a month before I filmed
  • A Target right next to it, billed as the world's largest Target
  • Childcare options right at the neighborhood entry
  • Harmony Science and Math Center, now open nearby, and Divine Savior Academy to the north

Amenities

Palmera Ridge has two amenity centers. The original sits at the entry. The newer one, open as of May 2026, adds a second pool with lap swimming. There are also trails and green space running through the neighborhood.

Two amenity centers is a lot for the HOA dues here, which I'll get to below.

Homes and builders

As of May 2026, new construction in Palmera Ridge is by:

  • Perry Homes
  • Coventry Homes
  • Highland Homes

On the resale side, you'll also find Chesmar and Tri Pointe homes.

Homes here are mostly on the larger end, from roughly 2,500 to well above 5,000 square feet. You won't find many around 2,000 square feet, and the ones you do find are older builds. Many new-construction lots have the Hill Country view everybody comes to Texas for. There are also larger lots and 3-car garage options.

Schools

Palmera Ridge has its own on-site elementary, Tarvin Elementary, so kids and neighbors go to school together. The neighborhood is just barely inside Leander ISD. As of May 2026, it's zoned to:

  • Tarvin Elementary (on site)
  • Wiley Middle School, a bit south
  • Glenn High School, a bit south

Zoning can change, so confirm it for the specific address.

Taxes and HOA

As of May 2026, the tax rate in Palmera Ridge is about 2.4%. That's not too bad in the grand scheme. Go just one neighborhood north and you're approaching 2.7%, which is one of the highest rates I know of in the Austin area.

HOA dues were $150 per quarter when I filmed. I think that's very reasonable considering you get two amenity centers.

My honest take
Palmera Ridge is one of those neighborhoods where the area grew into it. In 2016 it was out in the middle of nowhere. Now you've got H-E-B, Costco and Target down the street, an elementary school inside the neighborhood and two amenity centers for $150 a quarter. It's mostly larger homes, so if you want something around 2,000 square feet, you'll be looking at older resales. The tax rate isn't the lowest in Leander, but it's noticeably lower than the neighborhood just north of it. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
