Buyers are already watching Palmera Ridge
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Palmera Ridge tour covers the two amenity centers, the on-site Tarvin Elementary, the builders and how much the area around it has grown since 2016.
Those viewers are your buyers: relocating families who want an elementary school inside the neighborhood, buyers who want a larger home, and people comparing Palmera Ridge with Bar W Ranch next door. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Palmera Ridge home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Palmera Ridge lifestyle, from two amenity centers and an on-site elementary to H-E-B, Costco and Target minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Palmera Ridge the lifestyle sells a lot of the home. You have two amenity centers, the newer one with a lap pool, Tarvin Elementary on site, and H-E-B, a new Costco and Target minutes away.
I never assume a buyer knows the area. Many of the people touring Palmera Ridge are relocating and don't know the area went from the middle of nowhere in 2016 to having everything close by. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Palmera Ridge
Selling a resale in Palmera Ridge is different from selling in a brand-new neighborhood. Here's what I plan around:
- Builder competition. As of my May 2026 tour, Perry, Coventry and Highland Homes were all building new homes here, many with Hill Country views. Buyers walk those models before they see yours, so your home has to be presented at least that well.
- Size and age. Most homes are 2,500 square feet and up, and the smaller ones are older builds. If yours is one of them, I market it to buyers who want Palmera Ridge's amenities at a smaller size.
- Buyers comparing next door. Bar W Ranch is right next door, and I've filmed it too. I show buyers why Palmera Ridge, with its two amenity centers and on-site elementary, is worth it.
Honest pricing matters too. I'll show you what's actually selling in Palmera Ridge and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
