Hawkes Landing: Bigger Brightland Homes Next to Divine Lake Park

Hawkes Landing is a Brightland Homes community on the north edge of Leander, Texas, backing directly onto the City of Leander's Divine Lake Park. As of my July 2025 tour, it was in its final phases, with homes from the mid-to-high $500s to the low $800s, a tax rate of about 2% with no PID or MUD, and one of the cheapest HOAs around at $40 a month. If you're looking for a larger home for your family, these are some unbeatable values.

Location and Divine Lake Park

Hawkes Landing sits on the north edge of Leander, just off the 183 corridor. That sounds far out, but 183 takes you straight to 1890 Ranch, with Costco, Target, In-N-Out and a lot of restaurants.

The biggest perk is Divine Lake Park, a City of Leander park with a reservoir and miles of walking paths. It's directly behind the neighborhood, with multiple trail connections. It's super unique to have a public park directly behind a neighborhood like this.

You enter off Hero Way, and there are three main routes in and out. Some of them run through older neighborhoods with mature trees. Don't let that trip you out. It's normal here.

Homes, lots and pricing

Brightland Homes is the builder. When I filmed in July 2025, the community was in its very last phases. Brightland was the only builder with remaining inventory, and there were a few lots left to build from scratch, including some with greenbelts backing to Divine Lake.

What stands out:

  • Big lots, a lot of cul-de-sacs and greenbelts
  • Many 3-car garage options
  • Some homes pushing 4,000 square feet

As of July 2025, homes typically ran from the mid-to-high $500s up to the low $800s, depending on size. There were also resale options still under builder warranties, and Brightland was offering lender incentives on some inventory homes.

Schools

Hawkes Landing is in Leander ISD. As of July 2025, it's zoned to:

  • Bagdad Elementary
  • Danielson Middle School
  • Glenn High School

I'd put these among some of the highest rated public schools in the Austin area. Always confirm zoning for the specific address.

Taxes and HOA

As of July 2025, the tax rate was about 2.01%. That's very moderate for this area. Unlike some Leander communities off Ronald Reagan Blvd, Hawkes Landing has no PID or MUD tax.

The HOA is $480 a year, about $40 a month. That's one of the cheapest around anywhere. You still get an amenity center with a pool, playgrounds and walking trails.

Why the backyards have rock

You'll notice xeriscaping and rock in a lot of side and back yards. That's a Leander-ism, not a Brightland thing. The City of Leander requires it across all builders. Leander is really trying to cut back on residential watering, so don't let that turn you off.

My honest take
Hawkes Landing is one of the most interesting communities in Leander, and the homes I've sold here back that up. You get bigger homes, bigger lots, a lower tax rate with no PID or MUD, a $40 HOA and a city park in your backyard. The trade-offs are small: rock yards, a few entrances through older neighborhoods and limited new inventory left. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
