Rosenbusch Ranch is a self-developed D.R. Horton new-construction community off Lakeline Blvd in Leander, Texas, built with Horton's higher-end product. As of my June 2025 tour, most homes as specced ran from the mid-$400,000s into the low-to-mid $500s, with a tax rate of about 2% and a $70-a-month HOA. Location and what's nearby

You pull into Rosenbusch Ranch off Lakeline Blvd. Its location is a big part of why I think it's so strong. Your daily errands are close:

  • 1890 Ranch has Costco, Target, World Market and Whole Foods.
  • The Leander Library is nearby.
  • Divine Lake Park is just up the road. Head up Lakeline and turn right on Hero Way.

For a new-construction community, that's a lot of convenience without a long drive.

Schools

Rosenbusch Ranch is in Leander ISD. As of June 2025, it's zoned to:

  • Bagdad Elementary, just up the street in Hawkes Landing
  • Leander Middle School
  • Leander High School, one of the most established high schools in the district

Leander High has had a reputation for high ratings for a long time. That matters for you while you live here, and it matters again when you sell. Zoning can change, so always confirm it for the specific address.

What's different about these D.R. Horton homes

You'll notice the differences as soon as you pull in. This is D.R. Horton's higher-end product, and they've upgraded a few things you'd normally see in a pricier community:

  • 30-year architectural shingle roofs
  • Brick or stone on all four sides
  • Slightly wider lots, which make room for three-car garages

Floor plans start around 1,600 square feet for the smaller single-stories and go up over 3,000 square feet. There's quite a bit of greenbelt through the community, too.

Prices, taxes and HOA

As of June 2025, most homes as specced worked out to the mid-$400,000s up into the low-to-mid $500s. For the product you're getting, I think that's really, really good value.

The tax rate was about 2%, which is very reasonable for Leander. The HOA was $70 a month at the time I filmed. That's right in line with the competition, and it covers an amenity center with a pool plus walking paths.

The new phase: lots, customization and warranties

A new phase was opening when I toured. Be realistic about customization: D.R. Horton offers more limited options than some builders. What you do get in a new phase is some say in your lot, including greenbelt lots, and the full new-construction warranties that come with a brand-new home.

If picking the right lot matters to you, earlier is better. The best greenbelt lots tend to go first.

Who Rosenbusch Ranch fits

Pros - D.R. Horton's upgraded product: 30-year roofs, four-sides masonry, room for three-car garages - Close to 1890 Ranch, the library and Divine Lake Park - Leander ISD schools, including Leander High - About a 2% tax rate and a $70 HOA with a pool (as of June 2025)

Cons - Customization is more limited than with a semi-custom builder

It fits buyers who want a newer home at a sensible price, close to shopping, without paying for a lot of builder upgrades one by one.

My honest take
Rosenbusch Ranch is really, really good value considering how nice a product you're getting, and its location makes it hard to beat. If you want lots of floor-plan choices and deep customization, we should look at other builders too. If you want a solid, upgraded home near everything, this one deserves a visit. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
