Selling your home in Rosenbusch Ranch

If you're selling a home in Rosenbusch Ranch, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Rosenbusch Ranch tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Rosenbusch Ranch on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Rosenbusch Ranch

Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Rosenbusch Ranch tour covers D.R. Horton's upgraded build specs, the amenity center and greenbelts, the Leander ISD schools and the location near 1890 Ranch.

Those viewers are your buyers: relocating families who want Leander High, buyers who want a newer home close to Costco and Whole Foods, and people comparing Rosenbusch Ranch with Cedar Brook and Carneros Ranch nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Rosenbusch Ranch home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Rosenbusch Ranch lifestyle, from the pool and greenbelts to 1890 Ranch and Divine Lake Park. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Rosenbusch Ranch the lifestyle sells a lot of the home. You get an amenity center with a pool, walking paths and a lot of greenbelt, with 1890 Ranch, the Leander Library and Divine Lake Park close by.

I never assume a buyer knows the area. Many of the people touring Rosenbusch Ranch are relocating and don't realize how close it is to everyday shopping. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Rosenbusch Ranch

Selling a resale in Rosenbusch Ranch is different from selling in an older neighborhood. Here's what I plan around:

  • D.R. Horton's new phases. A new phase was opening when I filmed in June 2025, with lot choice and full warranties. Your home has to show what it offers over waiting on a new build.
  • Show the upgrades. Buyers don't always know this is D.R. Horton's higher-end product: 30-year roofs, four-sides brick or stone and room for three-car garages. Your video makes that clear.
  • Buyers comparing nearby. Cedar Brook, Carneros Ranch and Hawkes Landing are all close, and I've filmed each. I show buyers why your home in Rosenbusch Ranch is the right one.

Honest pricing matters too. I'll show you what's actually selling in Rosenbusch Ranch and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Rosenbusch Ranch: questions I get asked

Who is a good Realtor to sell my home in Rosenbusch Ranch, Leander?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed a full driving tour of Rosenbusch Ranch on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Rosenbusch Ranch?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
How do Rosenbusch Ranch resales compete with D.R. Horton's new homes?
A resale is finished, landscaped and ready to move into, often with upgrades a new build would charge extra for. I stage, photograph and film your home so buyers see that clearly.
Do Leander ISD schools help when selling in Rosenbusch Ranch?
Yes. Leander High's long-standing reputation is a selling point for resale, and I make sure buyers see the school zoning for your address.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Rosenbusch Ranch home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Rosenbusch Ranch home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
