Living in Leander, Texas

Leander is a fast-growing suburb in Williamson County, about 30 miles northwest of downtown Austin and just north of Cedar Park. It's one of only two Austin suburbs on the CapMetro MetroRail line, and most of it is served by Leander ISD. I grew up right around the Leander and Cedar Park line, and I've filmed tours of 16 neighborhoods here so far.

What it's like to live in Leander

My honest read: Leander feels suburban. You'll find strip centers, national chains and master-planned communities, not dense walkable blocks. The town character lives in Old Leander, around City Hall and the historic downtown.

It's also growing fast. When I filmed my city guide in August 2024, Leander had roughly 86,000 people and was growing about 10% a year. Areas that felt like the middle of nowhere ten years ago now have an H-E-B, a Costco and new schools down the street.

There aren't many big employers in Leander itself, so most people commute to Austin or Cedar Park. That's where the MetroRail matters. If you work downtown, you can get on the train in Leander instead of fighting I-35 or 183. I've had clients choose Leander for that reason alone.

The big change coming is Northline, a Domain-style, open-air mixed-use development that's set to become Leander's new downtown. As of August 2026, the residential side is open and the commercial buildings have gone vertical. Living near it will be a different Leander experience than what exists today.

How Leander is laid out

I think about Leander in four rough areas:

  • South Leander, near Cedar Park. Horizon Lake, Edgewood and Barksdale sit here, off the Ronald Reagan and Parmer Lane corridor. Apple is about 15 minutes down Parmer, and these neighborhoods live a lot like Cedar Park. Rouse High School serves part of this area.
  • Central and north Leander, along 183 and Lakeline Blvd. Carneros Ranch, Rosenbusch Ranch, Cedar Brook, Hawkes Landing, Hawkes Cove and South Brook are here. You're close to 1890 Ranch shopping (Costco, Target and restaurants) and to Divine Lake Park, a city park with a reservoir and miles of trails.
  • Northwest Leander acreage. Greatwood, Leander Estates, Woodland Estates and Hilltop Ranch are near Glenn High School and a short drive to Northline. This is where you find acre homesites that aren't all the way out in Liberty Hill.
  • The Ronald Reagan corridor. Palmera Ridge and Bar W Ranch are up here, with the newer Bar W Marketplace H-E-B nearby.

The main roads are 183 and the 183A toll road south toward the Domain, Ronald Reagan Blvd, and Lakeline Blvd, which is being extended in the northwest part of town as of 2026. In October 2025 I drove from the Domain to South Brook in about 25 minutes on the toll road, off-peak and against traffic.

On schools: most of Leander is in Leander ISD, but not all of it. Bar W Ranch has a Leander address and is zoned to Liberty Hill ISD. Always check the zoning for the specific address.

Costs and taxes in Leander

Tax rates in Leander vary a lot by neighborhood. These are the rates from my tours, so note the dates:

  • About 2%: Horizon Lake (June 2024), Hawkes Landing (2.01%, July 2025), Cedar Brook (2.02%, June 2025), South Brook (2.02%, October 2025), Wildspring (June 2026) and Leander Estates (2.02%, August 2026).
  • About 2.3%: Greatwood (August 2024).
  • 2.4%: Palmera Ridge (May 2026).
  • 2.7%: Bar W Ranch (May 2026), one of the highest rates I know of around Austin.

HOA dues are mostly modest. On my tours they ran from about $40 a month (Horizon Lake, Hawkes Landing) to $53 (Carneros Ranch), $70 (Rosenbusch Ranch, Cedar Brook, Barksdale, Edgewood) and $75 (South Brook). Palmera Ridge was $150 a quarter in May 2026, and Greatwood was $450 a year in 2024.

One Leander rule: the city requires xeriscaping (rock in side and back yards) across all builders to cut back on watering.

Neighborhoods I've toured

  • Wildspring is a self-developed Toll Brothers community off County Road 175, from the mid-$600s to just above $1 million (June 2026).
  • Palmera Ridge has two amenity centers, an on-site elementary and a 2.4% tax rate (May 2026).
  • Bar W Ranch is a D.R. Horton community zoned to Liberty Hill ISD, and its 2.7% tax rate is the biggest con (May 2026).
  • Hawkes Cove is a brand-new Brightland Homes community right behind Divine Lake Park (October 2025).
  • South Brook is a small David Weekley community on 41–45 ft lots, about four minutes from the MetroRail station (October 2025).
  • Woodland Estates is a Toll Brothers acre-homesite community with a lot of mature trees (September 2025).
  • Hilltop Ranch is a Drees Custom Homes acre-homesite community with some lots up to about 2 acres (August 2025).
  • Hawkes Landing is a Brightland Homes community backing to Divine Lake Park, with a $40 a month HOA (July 2025).
  • Rosenbusch Ranch is D.R. Horton's higher-end product off Lakeline Blvd, from the mid-$400s (June 2025).
  • Cedar Brook is a small M/I Homes pocket off Lakeline Blvd with nearly every home in the $400Ks (June 2025).
  • Carneros Ranch is a Coventry Homes neighborhood with a clubhouse and a lap pool (June 2025).
  • Edgewood is an M/I Homes community on the Cedar Park border with some view lots (October 2024).
  • Barksdale is a roughly 100-home M/I Homes community off Ronald Reagan and Parmer Lane (September 2024).
  • Greatwood is a tucked-away acre-homesite neighborhood across from Glenn High School (August 2024).
  • Horizon Lake is a south Leander community built around a 25-acre lake (June 2024).

Who Leander fits

Leander fits families who want Leander ISD, people who commute downtown and want the train, and buyers who want more house or more land for the money than they'd get closer in. It's also one of the few places near Austin where you can buy an acre homesite without going all the way to Liberty Hill.

It's not for everyone. It's suburban, most people commute, and tax rates range from about 2% to 2.7% depending on the neighborhood. Where you land inside Leander matters a lot, for your commute, your schools and your tax bill.

That's where I come in. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose. If you're thinking about Leander, call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.

My honest take
The MetroRail is the one thing no other Austin suburb besides Cedar Park can offer, and I've had clients pick Leander for that alone. The honest trade-off is that Leander feels suburban and most of the town commutes. But it's grown so fast in the past five years that a lot of neighborhoods that used to feel far out now have shopping, schools and better roads right down the street. If you're open to a newer home and you pay attention to the tax rate, there's real value here.— Mason Bleasdell

Leander questions I get asked

Where is Leander, Texas?
About 30 miles northwest of downtown Austin, in Williamson County, just north of Cedar Park.
Does Leander have public transit to Austin?
Yes. Leander and Cedar Park are the only Austin-area suburbs on the CapMetro MetroRail line, which runs into downtown Austin.
What school district serves Leander?
Most of Leander is in Leander ISD, which I'd call one of the highest-rated districts in Texas. Some Leander addresses, like Bar W Ranch, are zoned to Liberty Hill ISD, so check the specific address.
How big is Leander and how fast is it growing?
Roughly 86,000 people as of 2024, growing about 10% year over year.
Is Leander a good place to live?
It suits families and downtown commuters especially well, thanks to the schools and the rail line. It is distinctly suburban, with fewer local employers, so most residents commute.
What is the property tax rate in Leander TX?
It depends on the neighborhood. On my 2024–2026 tours, many City of Leander communities with no MUD or PID were about 2%, Palmera Ridge was 2.4% in May 2026 and Bar W Ranch was 2.7% in May 2026.
Where can I find acre lots in Leander?
Northwest Leander. Greatwood is the under-the-radar resale option, and Leander Estates, Woodland Estates and Hilltop Ranch are newer acre-homesite communities nearby.
What is Northline in Leander?
A large Domain-style, open-air mixed-use development set to become Leander's new downtown. As of August 2026, the residential side is open and the commercial buildings have gone vertical.
How long is the commute from Leander to the Domain?
In October 2025 I drove from the Domain to South Brook in north Leander in about 25 minutes on the 183 toll road, off-peak and against traffic. Rush hour will be longer.
Why do Leander homes have rock yards?
The City of Leander requires xeriscaping across all builders to cut back on residential watering. It's a Leander rule, not a builder choice.
What does Leander actually feel like?
Honest read: Leander feels suburban, with strip centers, national franchises and master-planned communities rather than dense walkable blocks. Old Leander is where the town character lives.
