Acre lots that kept their trees
We don't have many trees around this part of Leander, and there aren't many acre-homesite communities that have them. Woodland Estates does. I was very impressed with how many trees they managed to keep on the lots.
For contrast, there's a nearby D.R. Horton community with acre-plus lots, and there's not a darn tree anywhere in it. If shade and privacy matter to you, that difference is huge.
Location: Old Leander, Northline and 183
You turn in off County Road 280. From there:
- Old Leander is about 10 minutes away, with City Hall, the historic downtown, a bakery in an old house and food trucks.
- Leander Northline, a major mixed-use development, is a straight shot down the road.
- 183 is easy to reach for the Domain, Apple and Dell campuses.
- The commuter train into downtown is close: take 280 out to 183, and it's literally two lights down.
The neighborhood is also down the street from Glenn High School. Confirm school zoning for the specific lot.
Toll Brothers homes
Toll Brothers is a premium builder with a reputation as one of the premier builders around Austin. A builder friend of mine loves their weatherproofing, and their design center and process are well run. I can say nothing but great things about working with Toll Brothers.
As of this first look in September 2025, homes started just over 3,700 square feet and went up past 6,000 square feet.
I'll be direct: this is not a small, low-maintenance product. If you're looking for something smaller and easier to keep up, this probably isn't the neighborhood for you.
Why getting in early matters
When I filmed, the roads were in and the model home was close to completion. There were still a good number of lots available, including some really special ones. On acre lots with trees, lot selection is most of the decision, so the earlier you look, the more choice you have.
Pricing wasn't part of my first look. Ask me for current numbers.
Selling in Woodland Estates
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
