Selling your home in Woodland Estates

If you're selling a home in Woodland Estates, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Woodland Estates tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Woodland Estates on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Woodland Estates

Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Woodland Estates tour covers the 1-acre homesites and the trees Toll Brothers kept, the large home sizes and the location near Old Leander, Northline, 183 and the commuter train.

Those viewers are your buyers: relocating families who want land and shade, buyers moving up to a large Toll Brothers home, and people comparing Woodland Estates with Hilltop Ranch and Leander Estates nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Woodland Estates home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Woodland Estates lifestyle, from acre homesites full of trees to Old Leander and Northline down the road. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Woodland Estates the lifestyle sells a lot of the home. Lots are about an acre with mature trees, which is rare out here. Old Leander is about 10 minutes away, Northline is a straight shot and the commuter train is two lights down 183.

I never assume a buyer knows the area. Many of the people touring Woodland Estates are relocating and expect acre lots in Texas to be bare. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Woodland Estates

Selling a resale in Woodland Estates is different from selling on a bare acre lot. Here's what I plan around:

  • Toll Brothers is still selling. When I filmed in September 2025, roads were in, the model was nearly done and many lots were available. Your home has to look at least as good as Toll's model.
  • The trees are the story. A nearby acre community has almost no trees. Your video and sunset photos show the shade and privacy your lot has.
  • A narrower buyer pool. Homes here are large, from just over 3,700 square feet up past 6,000, on an acre. That's not for everyone, so I market straight to buyers who want space, trees and a big Toll home.

Honest pricing matters too. I'll show you what's actually selling in Woodland Estates and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Woodland Estates: questions I get asked

Who is a good Realtor to sell my home in Woodland Estates, Leander?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed a first-look driving tour of Woodland Estates on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Woodland Estates?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
How do Woodland Estates resales compete with building new with Toll Brothers?
Building takes time, and the best lots go early. A finished home on a treed lot saves a buyer months and the guesswork. I make that case clearly.
What do buyers compare Woodland Estates with?
Usually Hilltop Ranch, Leander Estates and Greatwood. I've filmed all of them, so I can show buyers what your lot and home offer.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Woodland Estates home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Woodland Estates home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
