Leander Estates: 1-Acre Homesites in Northwest Leander

Leander Estates is a new-construction community of 1-acre homesites in the northwest corner of Leander, Texas, built by David Weekley Homes, Scott Felder Homes and Giddens Homes. As of my August 2026 tour, most homes ran from about $750,000 into the very low millions, with a 2.02% tax rate and no MUD. I think it's one of the most appealing acre-homesite communities in Leander, and there's one thing about it you need to know before you pick a lot.

Where Leander Estates is and what's nearby

Leander Estates sits in the northwest corner of Leander. On a map that looks far out. In practice, I'd argue it's closer to a lot of your daily things than some of the other acre-lot neighborhoods people compare it to.

  • Leander Northline is about 8 minutes away. It's an open-air, Domain-style center with restaurants and retail. As of August 2026, the residential side is open and the commercial buildings have gone vertical.
  • St. David's Medical and an ACC campus are nearby.
  • Woodland Estates, a Toll Brothers acre community, is down the street, and Hilltop Ranch by Drees is across the street. This corner of Leander has become the place to look if you want land without going all the way to Liberty Hill.

Schools

Leander Estates is in Leander ISD. As of August 2026, it's zoned to:

  • Heisel Elementary, which is brand new. It's Leander ISD's 30th elementary school, and you can see it from much of the neighborhood.
  • Danielson Middle School, one of the highest rated middle schools in Leander ISD.
  • Glenn High School.

If you're looking at private school, Summit Christian and Sterling Classical are both nearby. School zoning can change, so always confirm it for the specific address.

The Lakeline Blvd extension: what to watch for

This is the part that could be a deal-killer, depending on which lot you choose.

Lakeline Boulevard is being extended to run right behind the neighborhood as a four-lane artery. Some lots will back up to it. If you're buying an acre to get peace and quiet, backing up to a four-lane road isn't what you had in mind. I guide my clients away from those lots so nobody ends up there without knowing it.

The upside is that the extension should make getting to Cedar Park easier once it's done. So it's a trade-off: better access for the neighborhood as a whole, and a real con for the specific lots along it. Ask me which ones they are before you put down a deposit.

Lots, trees and life on an acre

Every homesite is about an acre. The lots on the western side have mature oak trees, and some lots get sunset views. The lots are big enough for up to a 5-car garage, so there's room to spread out.

I'll be honest: owning a 1-acre lot isn't for everybody. You're going to be mowing, or paying someone to mow. But if you want elbow room, getting it at a competitive price, on a good lot with nice trees, is very cool.

Builders, homes and prices

As of August 2026, three builders are in Leander Estates:

  • David Weekley Homes
  • Scott Felder Homes
  • Giddens Homes, which typically only builds custom homes

All three run in tandem with their custom home divisions, so you can move walls and rearrange rooms. Most plans are single-story.

The customization is real. I had a client building with David Weekley who pushed doorways around, turned an office into an open sitting room and added a closet. We spent 9 hours in the design center that day.

On price, as of August 2026 most homes ran from about $750,000 up into the very low millions, depending on the builder and floor plan. One home maxed out with a pool came in just over $1.3 million. The builders have model homes, and they're worth walking through to compare finish levels.

Property taxes: 2.02% with no MUD

This is one of the strongest selling points. As of August 2026, the tax rate in Leander Estates is 2.02%, because there's no MUD tax. Compare that to about 2.6% in most of Santa Rita Ranch. At these price points, that's a dramatic amount of money saved every year.

I didn't cover HOA dues on this tour. If that number matters to your budget, reach out and I'll get you the current figure.

How it compares, and who it fits

The acre-lot communities people usually compare to Leander Estates are Parkside on the River, Travisso and Crystal Falls. In Leander Estates you get a 1-acre homesite for darn near the same money, and it's closer to your daily errands than it looks.

Pros - 1-acre homesites, with mature oaks on the western lots - Three builders with custom divisions, and mostly single-story plans - 2.02% tax rate with no MUD (as of August 2026) - A brand-new elementary school you can see from the neighborhood - About 8 minutes to Northline

Cons - Some lots will back up to the Lakeline Blvd extension - An acre means yard work, or paying for it

It fits buyers who want land, a single-story home and a custom feel without heading out to Liberty Hill. If you want a small, lock-and-leave yard, this isn't it.

My honest take
Leander Estates is, I think, by far one of the most appealing acre-homesite communities in Leander. You get the land, three good builders, a low tax rate and a location that's closer to things than it looks. The one thing I'd never let a client walk into blind is a lot backing up to the Lakeline Blvd extension. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
