Buyers are already watching Leander Estates
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Leander Estates tour covers the 1-acre homesites, the oak trees on the western lots, all three builders, the new Heisel Elementary and the Lakeline Blvd extension.
Those viewers are your buyers: relocating families who want land without heading out to Liberty Hill, buyers who want a single-story home on an acre, and people comparing Leander Estates with Hilltop Ranch and Woodland Estates. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Leander Estates home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Leander Estates lifestyle, from acre lots with mature oaks to Northline about 8 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Leander Estates the lifestyle sells a lot of the home. Every homesite is about an acre, the western lots have mature oaks and some get sunset views. Heisel Elementary is visible from much of the neighborhood, and Northline is about 8 minutes away.
I never assume a buyer knows the area. Many of the people touring Leander Estates are relocating and think northwest Leander is far out. It's closer to daily errands than it looks on a map. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Leander Estates
Selling a resale in Leander Estates is different from selling a home on a standard lot. Here's what I plan around:
- Three builders still selling. As of my August 2026 tour, David Weekley, Scott Felder and Giddens were all building here, with model homes and custom options. Your home has to be presented at least that well.
- The Lakeline Blvd extension. Lakeline is being extended behind the neighborhood as a four-lane road, and some lots will back to it. If yours doesn't, I make that clear. If it does, I price and market honestly around it.
- Acre lots nearby. Hilltop Ranch is across the street and Woodland Estates is down the street, and I've filmed both. I show buyers what your lot, trees and finished home offer that a new build doesn't.
Honest pricing matters too. I'll show you what's actually selling in Leander Estates and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
