Greatwood: Leander's Hidden-Gem Acre Homesite Neighborhood

Greatwood is a small, tucked-away neighborhood of acre homesites in the northwest corner of Leander, Texas, across the street from Glenn High School. As of my August 2024 tour, homes ran from about $700,000 for smaller homes without pools up to around $1.5 million at the very high end, with a 2.3% tax rate and a $450-a-year HOA. Most people don't even realize it's here.

Where Greatwood is

Greatwood sits in the very northwest corner of Leander, tucked back and quiet, right across the street from Glenn High School. It's a smaller community, roughly 130 homes, and it's easy to miss. If you want an acre homesite, this is the neighborhood most people never find.

It's also closer to things than you'd expect:

  • Leander Northline is about 8 minutes away. As of August 2024, phase one had apartments leasing and for-sale brownstones, with retail, restaurants and bars about to start construction.
  • H-E-B, restaurants, Cedar Park Town Center and the H-E-B Center (home of the Texas Stars) are 15 to 20 minutes max.

Acre lots without going all the way to Liberty Hill

Two complaints come up again and again with relocation buyers: it feels too far out, and there's not enough natural beauty. Both are solved here.

A lot of people who want an acre default to Liberty Hill. Greatwood gets you an acre homesite closer in, often for the same money or less. And the original developers kept as many trees as humanly possible, so it doesn't have that scraped-flat look.

The homes

Greatwood wasn't built by a single builder, so it isn't cookie-cutter. It's less homogeneous than a typical neighborhood. Most homes were built within roughly the last 10 years, so you still get newer amenities and floor plans.

Every home is on septic. If you've never lived with septic, don't let it scare you off. It's super simple, and I'm happy to walk you through it.

Prices

As of August 2024, smaller homes without pools were selling around $700,000. For an acre community in this location, I think that's insane value. Larger homes with pools reached around $1.5 million at the very high end.

Schools, taxes and HOA

Greatwood is in Leander ISD, with Glenn High School across the street. There are also private school options, the Goddard School for childcare, and public charter schools nearby. Confirm zoning for the specific address.

As of August 2024:

  • Tax rate: about 2.3%, fairly low for the area. Some communities around Liberty Hill run above 2.5%.
  • HOA: only $450 a year, and it helps keep the standard of living a little higher.

Who Greatwood fits

Pros - Acre homesites closer in than Liberty Hill - Mature trees kept by the original developers - Homes that don't all look alike, mostly built in the last decade - 2.3% tax rate and a $450/year HOA (as of August 2024)

Cons - All homes are on septic - Small community, so listings don't come up often - An acre means more yard to keep up

It fits buyers who want land, trees and a quieter street without driving out past Leander.

My honest take
I adore Greatwood. Given the location, the price, the features and the type of homes, I think it's just about unbeatable, and it solves the two things relocation buyers complain about most: distance and a lack of trees. Around $700,000 for a home here in 2024 was, in my opinion, insane value. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call.
