Buyers are already watching Greatwood
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Greatwood tour covers the acre homesites, the trees the original developers kept, septic, and how close it sits to Glenn High School, Northline and Cedar Park.
Those viewers are your buyers: relocating families who want an acre without going all the way to Liberty Hill, people comparing Greatwood with newer acre communities like Leander Estates and Woodland Estates, and buyers who want mature trees. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Greatwood home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Greatwood lifestyle, from acre lots with mature trees to a short drive to Leander Northline. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Greatwood the lifestyle sells a lot of the home. You get an acre homesite with trees the original developers kept, a quiet, tucked-back street, Glenn High School across the street, and Northline about 8 minutes away.
I never assume a buyer knows the area. Many of the people touring Greatwood are relocating, worried that Leander is too far out and has no trees. Most people don't even know Greatwood is here. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Greatwood
Selling a resale in Greatwood is different from selling on a typical subdivision lot. Here's what I plan around:
- New acre communities nearby. Builders are selling acre homesites in northwest Leander, including Leander Estates and Woodland Estates, which I've filmed. Your home has to show what a finished home on an established, treed lot offers that a new build doesn't.
- Septic. Every home in Greatwood is on septic. Buyers who've never had it can get nervous, so I explain it up front and have your records ready.
- Few listings, few comps. With about 130 homes, Greatwood doesn't list often, and no two homes are alike. That makes pricing harder, and it's why I study each sale closely instead of leaning on averages.
Honest pricing matters too. I'll show you what's actually selling in Greatwood and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
