Wildspring: Toll Brothers Quality at a 2% Tax Rate in Leander

Wildspring is a new-construction community in Leander, Texas, developed and built entirely by Toll Brothers, right off County Road 175 near Cedar Park. As of my June 2026 tour, about a year after it broke ground, homes ran from the mid-$600s to just above $1 million, with a flat 2% tax rate. For the money and the quality of the build, it's actually really rare to find that in this location.

What Wildspring is

I first toured Wildspring right as it broke ground, and I came back about a year later. It has exploded since then.

What makes it unusual is that the whole community is self-developed by Toll Brothers. They're not one builder among several on land someone else planned. They own the whole thing, which is unique in this area. As of June 2026, the only other Toll Brothers community in this price range nearby is a 55+ section of Santa Rita Ranch. The other Toll community in Leander sits at a significantly higher price point.

Location and what's nearby

Wildspring sits right off County Road 175, which is a windy, country-feeling road that was actively being expanded when I filmed. It feels a little secluded, but you have extremely easy access to:

  • Cedar Park
  • H-E-B and Walmart down the street
  • Nitro Swimming
  • A lot of school options

The community is also next to the biggest park in Williamson County, with trails and sports courts. I actually learned how to drive a manual car in the parking lot at that park. I grew up just down the street from here.

Homes, prices and the two collections

As of June 2026, Wildspring has two collections. Floor plans run from the low 2,000 square feet up to about 4,000. If you're downsizing, you can get into something around 2,200 square feet and still get Toll quality.

Prices started in the mid-$600s and went up to just above $1 million, depending on how big a home and homesite you want.

The amenity center was under construction and fenced off when I filmed, so plan on it being a work in progress for a bit.

Toll Brothers build quality

If you're looking for Toll Brothers quality, this is an unmatched place to find it. Things like the weatherproofing Toll uses are a step above. Some of what you'd normally only see on a true custom build at a higher price point, you'll see with Toll here.

The design center has endless options, so plan time for it.

I'll be honest, though. It's really hard to get a bad house from Toll. That's not to say weird stuff doesn't happen on any new build, because I've seen it all. That's why you still want someone walking the build with you.

The flat 2% tax rate

This is one of the biggest reasons to look at Wildspring. As of June 2026, the tax rate was a flat 2%. Compare that with about 2.4% to 2.6% in neighborhoods like Santa Rita Ranch or Wolf Ranch.

In the $600,000 to $1 million range, that difference works out to roughly $3,000 to $4,000 a year less in taxes. Every year you own the home.

Wildspring vs. Santa Rita Ranch, Wolf Ranch and Woodland Estates

Santa Rita Ranch and Wolf Ranch are much farther out from Austin and from your day-to-day errands. For about the same money, Wildspring is a really good value for this location, with a lower tax rate on top.

If you want more land, Woodland Estates, another Toll Brothers community in Leander, has bigger lots at a higher price point. Wildspring is the better fit if you want Toll quality on a more manageable lot and budget.

My honest take
For the money and the quality of the build, Wildspring is really rare in this location. You get Toll Brothers, a lower tax rate than the big master-planned communities, and a spot that's closer to Cedar Park and your daily errands. It's still early, so the amenity center isn't done and County Road 175 is under construction. I grew up down the street from here, so I know this pocket well. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
