Buyers are already watching Wildspring
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Wildspring tour covers Toll Brothers' two collections, the build quality, the location off County Road 175 and the big county park next door.
Those viewers are your buyers: relocating families who want Toll Brothers quality closer to Cedar Park, downsizers looking at the smaller collection, and people comparing Wildspring with Santa Rita Ranch, Wolf Ranch and Woodland Estates. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Wildspring home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Wildspring lifestyle, from the biggest park in Williamson County next door to H-E-B and Cedar Park down the road. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Wildspring the lifestyle sells a lot of the home. It sits next to the biggest park in Williamson County, with trails and sports courts, and H-E-B, Walmart and Cedar Park are down the road. I grew up just down the street.
I never assume a buyer knows the area. Many of the people touring Wildspring are relocating and don't know how close this pocket is to Cedar Park. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Wildspring
Selling a resale in Wildspring is different from selling in an older, finished neighborhood. Here's what I plan around:
- Toll Brothers is still building. As of my June 2026 tour, Toll was still selling both collections and the amenity center was under construction. Buyers walk Toll's models first, so your home has to be presented at that level.
- Buyers comparing master-planned communities. Buyers often weigh Wildspring against Santa Rita Ranch and Wolf Ranch, which are farther out. I show them the location and the carrying costs, and taxes are part of that conversation.
- Construction nearby. County Road 175 was being expanded when I filmed. I explain that up front so it doesn't surprise buyers on the drive in.
Honest pricing matters too. I'll show you what's actually selling in Wildspring and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
