South Brook: A Small David Weekley Community Next to Divine Lake Park

South Brook is a small new-construction community in Leander, Texas, built entirely by David Weekley Homes, right off Bagdad Road and bordering Divine Lake Park. As of my October 2025 tour, inventory homes ran from the very low $400s to the high $500s, with a 2.02% tax rate and a $75 monthly HOA. This location has so many good things, especially for the price point such a premium builder is building at.

Location and commute

South Brook sits right off Bagdad Road in Leander. It literally could not be easier to access.

  • Driving: I came from the Domain right before filming, and it took 25 minutes on the 183 toll road. To be fair, that was going opposite traffic and not at rush hour. You exit at 2243.
  • Train: The MetroRail station is about four minutes from pulling out of your driveway to parking there. If you work downtown, that's a real option.

Shopping, dining and Divine Lake Park

As of October 2025, a huge H-E-B Plus is nearby, along with:

  • Chick-fil-A
  • Paris Baguette, which had just opened
  • Obsidian Brewery, which does pizza

The bigger selling point is Divine Lake Park. It borders the community, on the other side of a retaining wall. It's a city-run park, not just a small HOA park, with a playground, walks, bike rides and fishing. I've literally sold homes to people who specifically wanted to be within walking distance of Divine Lake Park.

David Weekley homes and pricing

The whole community is built by David Weekley Homes, which has a fantastic reputation for building really good-looking homes. Their custom division uses the same design center and the same attention to detail. There aren't many smaller communities in this area building such a nice home.

Homes above 3,000 square feet are available. As of October 2025:

  • The most expensive inventory home was in the high $500s
  • The builder was advertising homes down to $499,000
  • There were some in the very low $400s

Those lower numbers aren't made up. Ask me what's current, since inventory moves.

Smaller lots, lock-and-leave

The builder quotes lots of about 41 to 45 feet. That's smaller than a lot of Leander neighborhoods, and for many buyers it's the point. You get a more lock-and-leave lifestyle with a lot less yard to mow.

If you want a big backyard, this isn't it. If you want a quality home without spending your weekends on the lawn, it's worth a look.

Taxes, HOA and schools

As of October 2025, the tax rate was 2.02%, which is very reasonable for this area.

The HOA is a very nominal $75 a month. It covers common-area maintenance, not your own lot, so you mow your own yard. The real amenities are what surround the neighborhood, like Divine Lake Park and Leander Northline.

South Brook is zoned to some of the best-rated schools in the Austin area. Confirm the specific campuses for any address you're considering.

My honest take
To get a David Weekley home in a smaller package, at this price, right next to Divine Lake Park, is super unique. You give up yard space, but for a lot of people that's a feature. The train, the 183 toll road and H-E-B Plus are all minutes away. When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com to tour South Brook.— Mason Bleasdell
