Selling your home in South Brook

If you're selling a home in South Brook, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my South Brook tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured South Brook on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching South Brook

Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my South Brook tour covers David Weekley's homes, the smaller lock-and-leave lots, Divine Lake Park next door and the commute by the 183 toll road or MetroRail.

Those viewers are your buyers: downtown and Domain commuters, people who want to walk to Divine Lake Park, and buyers who want a quality home with less yard to mow. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your South Brook home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the South Brook lifestyle, from Divine Lake Park next door to the MetroRail station about four minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in South Brook the lifestyle sells a lot of the home. Divine Lake Park borders the community, H-E-B Plus is nearby, and the MetroRail station is about four minutes from your driveway.

I never assume a buyer knows the area. Many of the people touring South Brook are relocating and don't know about the train or Divine Lake Park. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in South Brook

Selling a resale in South Brook is different from selling in a big master-planned community. Here's what I plan around:

  • David Weekley's inventory. As of my October 2025 tour, David Weekley had inventory homes across a wide price range. Buyers compare yours with a brand-new home, so presentation has to match.
  • Smaller lots. Lots are about 41 to 45 feet. For the right buyer that's the point, so I market your home to people who want lock-and-leave, not a big yard.
  • Buyers comparing nearby. Hawkes Landing and Hawkes Cove are close and share the same park, and I've filmed both. I show buyers what South Brook's location and David Weekley's build quality offer.

Honest pricing matters too. I'll show you what's actually selling in South Brook and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in South Brook: questions I get asked

Who is a good Realtor to sell my home in South Brook, Leander?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed a driving tour of South Brook on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in South Brook?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
Who buys in South Brook?
Usually commuters who want the train or the 183 toll road, people who want to walk to Divine Lake Park, and buyers who'd rather not spend weekends mowing. I market straight to them.
How do South Brook resales compete with David Weekley's inventory?
A resale is ready now, with blinds, landscaping and upgrades done. I stage, photograph and film your home so it holds its own next to the builder's.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my South Brook home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my South Brook home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
