Buyers are already watching Hawkes Landing
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Hawkes Landing tour covers Divine Lake Park and its trail connections, the big lots and cul-de-sacs, Leander ISD schools and the amenity center.
Those viewers are your buyers: families who want a larger home and a bigger lot, people who want to walk to Divine Lake Park, and buyers comparing Hawkes Landing with Hawkes Cove and South Brook nearby. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Hawkes Landing home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Hawkes Landing lifestyle, from the trails at Divine Lake Park to Costco and In-N-Out at 1890 Ranch. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Hawkes Landing the lifestyle sells a lot of the home. Divine Lake Park, with its reservoir and miles of walking paths, is directly behind the neighborhood with multiple trail connections. You also get an amenity center with a pool, and 183 takes you straight to 1890 Ranch.
I never assume a buyer knows the area. Many of the people touring Hawkes Landing are relocating and think the north edge of Leander is too far out. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Hawkes Landing
Selling a resale in Hawkes Landing is different from selling in an older Leander neighborhood. Here's what I plan around:
- Brightland's final phases. When I filmed in July 2025, Brightland was the only builder with remaining inventory, and it was offering lender incentives on some homes. Your home has to show why it's the better buy, and presentation does that.
- Your lot is the story. Big lots, cul-de-sacs, 3-car garages and greenbelts backing to Divine Lake are what buyers come for. If you have one, sunset photos and video make sure it's the first thing they see.
- Rock yards and the drive in. Xeriscaping is a City of Leander requirement, and some routes in pass through older neighborhoods. I explain both up front so neither puts a buyer off.
Honest pricing matters too. I'll show you what's actually selling in Hawkes Landing and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
