Selling your home in Cedar Brook

If you're selling a home in Cedar Brook, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Cedar Brook tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Cedar Brook on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Cedar Brook

Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Cedar Brook tour covers the routes in off Lakeline Blvd, the Leander ISD zoning, M/I Homes' finishes and what the HOA does and doesn't include.

Those viewers are your buyers: buyers looking for value in a newer Leander home, people comparing Cedar Brook with the D.R. Horton community next door, and families who want Leander ISD close to 1890 Ranch. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Cedar Brook home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Cedar Brook lifestyle, from walking paths and the playground to Costco and Target at 1890 Ranch. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Cedar Brook the lifestyle sells a lot of the home. It's a small pocket community with multiple routes in and out, walking paths and a playground, and 1890 Ranch is an easy 10 to 15 minute drive.

I never assume a buyer knows the area. Many of the people touring Cedar Brook drove right past it the first time, and plenty are relocating and don't know Leander's school zoning. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Cedar Brook

Selling a resale in Cedar Brook is different from selling in a big master-planned community. Here's what I plan around:

  • M/I Homes may still be selling. When I filmed in June 2025, Cedar Brook was about halfway sold. If M/I still has homes available, buyers will compare yours with a brand-new one, so staging, sunset photos and video have to carry the presentation.
  • The neighborhood next door. Buyers often look at the D.R. Horton community next door too. Cedar Brook's wood-look tile, large windows and stonework set it apart, and your video shows those details clearly.
  • No pool. There's no community pool, and some buyers need one. I say that up front and point to the low HOA, the walking paths and the playground, so the buyers who show up are the right ones.

Honest pricing matters too. I'll show you what's actually selling in Cedar Brook and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Cedar Brook: questions I get asked

Who is a good Realtor to sell my home in Cedar Brook, Leander?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed a driving tour of Cedar Brook on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Cedar Brook?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
What school zoning should Cedar Brook buyers know about?
As of my June 2025 tour, Cedar Brook was zoned to Camacho Elementary, Leander Middle and Leander High, and the neighborhood next door is zoned differently. I confirm zoning for your address and put it in the listing.
How do Cedar Brook resales compete with new M/I homes?
A resale is move-in ready, often with blinds, landscaping and upgrades already done. I make sure buyers see that value next to builder pricing.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Cedar Brook home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Cedar Brook home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
