Buyers are already watching Edgewood
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Edgewood tour covers the Ronald Reagan and Parmer location on the Cedar Park border, the lot sizes, the view lots along the greenbelt and Garey Park down the road.
Those viewers are your buyers: commuters to Apple, Indeed and Google at the Domain, people comparing a Leander address with Cedar Park, and buyers who want a view without spending a million dollars. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Edgewood home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Edgewood lifestyle, from Garey Park down the road to a short drive to the Apple campus. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Edgewood the lifestyle sells a lot of the home. Edgewood has a Leander address but lives like Cedar Park, it sits on the corridor down to Apple, Indeed and the Domain, and some lots look out over the greenbelt.
I never assume a buyer knows the area. Many of the people touring Edgewood are relocating and assume all of Leander feels far away. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Edgewood
Selling a resale in Edgewood is different from selling farther north in Leander. Here's what I plan around:
- M/I Homes nearby. When I filmed in October 2024, M/I still had lots available. Buyers may be choosing between your home and a new build, so your home has to look at least as good as the model.
- Views sell, so show them. If your home faces the greenbelt, the view is a big part of the value. Sunset photography and video are how buyers actually see it before they visit.
- No pool. Edgewood has no community pool. I put that up front, along with the low HOA, the walking paths and Garey Park, so the buyers who come are the ones who'd rather pay for location.
Honest pricing matters too. I'll show you what's actually selling in Edgewood and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
