Buyers are already watching Barksdale
Most people moving to Leander start on YouTube, long before they call an agent or book a showing. My Leander neighborhood tours have been watched 10,620 times, and my Barksdale tour covers its location off Ronald Reagan and Parmer, Garey Park, Rouse High School and the home and lot options.
Those viewers are your buyers: commuters headed to Apple, Google, Indeed and the Domain, people comparing Barksdale with Edgewood on the same corridor, and families who want Leander ISD schools like Rouse High. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Barksdale home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Barksdale lifestyle, from Garey Park to a short drive down Parmer to Apple. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Barksdale the lifestyle sells a lot of the home. You're right on the Cedar Park border, about 15 minutes from Apple down Parmer, with H-E-B about 5 minutes away and Garey Park's fields, trails and kids' train close by.
I never assume a buyer knows the area. Many of the people looking at Barksdale are relocating for jobs on the Parmer corridor and think all of Leander is far out. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Barksdale
Selling a resale in Barksdale is different from selling in a big master-planned community. Here's what I plan around:
- Location is the pitch. Barksdale is a small neighborhood of about 100 homes, south of where Ronald Reagan traffic builds up. I sell the commute and the Cedar Park side of town first, because that's why buyers choose it.
- No pool. There's no amenity center or pool. Some buyers filter that out, so I put the trade-off up front: a low HOA, Lifetime Fitness and the YMCA close by, and Garey Park down the road.
- Buyers comparing nearby new construction. When I filmed in September 2024, M/I Homes was still selling here, and Edgewood is another M/I community on the same corridor. Your home has to show why a finished home, with its lot and upgrades already in place, is the better buy.
Honest pricing matters too. I'll show you what's actually selling in Barksdale and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
