Buyers are already watching Butler Farms
Most people moving to Liberty Hill start on YouTube, long before they call an agent or book a showing. My Liberty Hill neighborhood tours have been watched 6,289 times, and my Butler Farms tour covers Meritage and Saratoga's homes, the stocked fishing pond, the amenity center going in and the 183 toll extension.
Those viewers are your buyers: first-time buyers who want a well-known builder at a good price, people comparing Butler Farms with Lariat and Stonewall Ranch, and people who want a gas stove, which a lot of Liberty Hill neighborhoods can't offer. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Butler Farms home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Butler Farms lifestyle, from the stocked fishing pond to Liberty Hill's revitalized Main Street. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Butler Farms the lifestyle sells a lot of the home. There's a stocked catch-and-release fishing pond that almost nowhere else has in this price range, walking paths and parks, and a resort-style pool that was going in when I filmed in December 2024. Old Main Street is coming back with Forest Coffee House and a brewery with live music on weekends.
I never assume a buyer knows the area. Many buyers are relocating and don't know Liberty Hill yet, or how the 183 toll extension changes the drive. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Butler Farms
Selling a resale in Butler Farms is different from selling in an older Liberty Hill neighborhood. Here's what I plan around:
- Builder competition. Meritage and Saratoga had a model home park right in the neighborhood when I filmed in December 2024, and buyers could build from scratch. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- Buyers comparing neighborhoods. Your buyer is often deciding between Butler Farms, Lariat and Stonewall Ranch. I've filmed all three, so I can show what yours has, like gas utilities, a modest HOA and a tax rate I've called very reasonable for Liberty Hill.
Honest pricing matters too. I'll show you what's actually selling in Butler Farms and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
