Buyers are already watching EastVillage
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My EastVillage model home tour has been watched 2,806 times. It walks through KB Home's Plan 2898, an open, bright two-story with four bedrooms plus an office, right where Austin, Manor and Pflugerville meet.
Those viewers are your buyers: relocating buyers who want to see how a KB plan actually lives, people comparing EastVillage with newer east-side communities like Trails at Wildhorse and Wild Horse Ranch, and people who want to be just northeast of downtown Austin. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your EastVillage home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the EastVillage location, right where Austin, Manor and Pflugerville meet, just northeast of downtown Austin. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in EastVillage the location sells a lot of the home. You're right where Austin, Manor and Pflugerville meet, just northeast of downtown Austin. And photos just don't give you a true sense of how a KB plan lives day to day, like the storage spaces and how the natural light comes in. Video does.
I never assume a buyer knows the area. Many buyers have never been to this corner of northeast Austin and don't know which city they'd actually be in. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in EastVillage
Selling a resale in EastVillage is different from selling a one-of-a-kind custom home. Here's what I plan around:
- Buyers know these floor plans. KB builds plans like the 2898 and the 2070 all around the Austin area, so buyers can compare your home with the same plan brand new somewhere else. Your video has to show what yours has that a new one doesn't: the upgrades, the lot and how it's been cared for.
- Newer communities nearby. Buyers in this part of town also look at newer east-side communities like Trails at Wildhorse and Wild Horse Ranch. I've filmed those too, so I know what they're weighing your home against.
Honest pricing matters too. I'll show you what's actually selling in EastVillage and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
