Location and East Austin lifestyle
Agave sits in East Austin, right between Loyola Lane and FM 969, the major roads to the north and south. H-E-B is straight down Loyola, less than a mile away.
With the bike lanes and walking paths, you can get all the way into East Austin and downtown on your bicycle. Around you are East Austin's restaurants, bars and live music, a pickleball club, dog parks and a swim club that had just opened when I filmed, a social club built around a pool.
Who Agave is for
Agave is a good fit if you're ready for a single-family home with a yard, maybe with a dog or a growing family, but you're not ready to go out to Round Rock or Buda. You're in East Austin proper, but you're set back enough in a proper neighborhood.
It also fits people who want something architecturally unique. That's hard to find, especially in this price range.
Homes and builder
Agave originally started building in the mid-2000s, so you'll see a range of home ages and prices. InTown Homes has since brought in its own very contemporary product. Almost every house in here is unique, and they're colorful, which fits the quirkiness of East Austin.
A lot of the homes are on greenbelts, and some have views all the way to downtown. There are also more condominium-style two-story homes with rear garage entry and balconies that look toward downtown.
As of June 2024, there were about 150 lots of the newer InTown-style homes still to go. Mostly the larger homes were left as new builds. For the smaller plans, you'd be looking at resales that were only a couple of years old.
Inside an InTown Home
I toured an InTown Homes inventory home, and here's what stood out:
- 12-foot ceilings and hardwood floors throughout
- Nice baseboards and cabinet carpentry
- A waterfall island and a five-burner gas stove
- Double-height and vaulted ceilings with lots of windows
- An open-concept primary bath and closet
- A private deck off the primary suite
These are not normally things you get below a million and a half or $2 million.
Prices
As of my June 2024 tour:
- Homes in Agave started in the mid $400s.
- New InTown Homes started right around $730,000 and went up to about $850,000.
- The InTown plans have similar square footage but different layouts, including primary-down, 4-bedroom, 3-bedroom and smaller 2-bedroom options.
I didn't cover the tax rate or HOA in this tour, so ask for current numbers on any home you're considering.
Selling in Agave
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
