Location and East Austin lifestyle
Loyola is in East Austin, right off toll road 183, but tucked back from the road noise. As of January 2024, it was about 15 minutes to the airport and about 15 minutes to downtown.
Groceries, restaurants, coffee and gyms are all within 10 minutes max. You're also close to East Austin's trails and parks, restaurants, live music, jazz clubs and speakeasies.
Not condos, and the tandem garages
Two questions come up a lot with Loyola.
Are these condos? No. They're single-family homes, and you own your lot. Yards are smaller, since it's an urban community. The streets are not fire lanes, so guests can park on the street. That's a real difference from a lot of newer Austin communities.
Are the garages one-car? They look like one-car garages, but all of them are built as two-car tandems. A couple of floor plans have garage doors on both sides, so you could use half as an office or home gym.
Builder and construction
MileStone has been building all over the Austin area for a very long time. A few details I liked:
- Hardie board (fiber cement) board and batten, which is termite and weather resistant
- Lots of windows
- 30-year architectural shingles, which matter because hail is what replaces most people's roofs here
- Front porches, cottage-style fronts and fun front doors
Having a builder that's willing to spend a little extra money on things like that really does make a difference.
Prices, taxes and HOA
As of my January 2024 tour:
- Prices: a price point in the mid $500s, which for East Austin is almost unbeatable
- Tax rate: 1.8%. Being in an older part of Austin where the infrastructure is already there keeps it lower than suburbs like Manor.
- HOA: only $60 a month
These numbers change, so confirm them before you buy.
Timing and availability
When I filmed, Loyola was brand new and small, with very few closed homes. The model home wasn't built yet. Lots were available, and inventory homes were expected around May-June 2024. Check with me for what's available now.
Who Loyola fits
Loyola fits people who want new construction close to downtown and the airport, in East Austin, without the fire-lane parking rules of a site condo. The trade-off is smaller yards.
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Loyola
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
