Buyers are already watching Loyola
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Loyola tour covers the location off 183, why these homes aren't condos, the two-car tandem garages and how MileStone builds them.
Those viewers are your buyers: people who want new construction close to downtown and the airport, people comparing Loyola with Mueller and other East Austin neighborhoods, and people who want East Austin's restaurants and live music close to home. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Loyola home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Loyola lifestyle, from East Austin's restaurants and live music to a short drive downtown or to the airport. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Loyola the lifestyle sells a lot of the home. You're tucked back off 183, about 15 minutes to downtown and the airport as of my January 2024 tour, with groceries, coffee and gyms within about 10 minutes and East Austin's trails, parks, live music and jazz clubs close by.
I never assume a buyer knows the area. Many buyers looking at Loyola don't know East Austin well, and some assume these homes are condos. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Loyola
Selling a resale in Loyola is different from selling in an older East Austin neighborhood. Here's what I plan around:
- Builder competition. MileStone was still selling homes and lots when I filmed in January 2024. If the builder is still selling when you list, buyers will see new homes alongside yours, so yours has to be presented at least that well. That's where staging, sunset photos and video do the work.
- The condo question and the garages. Buyers often assume Loyola is a condo community, and the garages look like one-car garages. They're single-family homes on owned lots, with two-car tandem garages and street parking for guests. I put that up front so nobody scrolls past your home.
- Smaller yards. It's an urban community, so yards are smaller. I lead with what buyers get in exchange: the location, MileStone's Hardie board and 30-year shingles, and a short drive downtown.
Honest pricing matters too. I'll show you what's actually selling in Loyola and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
