Buyers are already watching Agave
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Agave tour covers the bike lanes into downtown, the greenbelt lots with downtown views and the inside of a new InTown home.
Those viewers are your buyers: people ready for a single-family home with a yard who aren't ready to move out to Round Rock or Buda, people who want something architecturally unique, and people comparing Agave with Mueller and Loyola. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Agave home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Agave lifestyle, from the bike lanes into downtown to the East Austin restaurants, live music and swim club around you. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Agave the lifestyle sells a lot of the home. You can bike into East Austin and downtown, H-E-B is less than a mile down Loyola, and from some lots you can see all the way to downtown.
I never assume a buyer knows the area. A lot of buyers don't realize you can be in a real neighborhood with single-family homes and yards this close to East Austin's restaurants and music. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Agave
Selling a resale in Agave is different from selling in a typical subdivision, because almost every house here is different. Here's what I plan around:
- InTown Homes in the same neighborhood. As of my June 2024 tour, InTown still had about 150 lots to go, mostly larger plans. Buyers can walk a brand-new contemporary home a few streets away, so yours has to be presented at least that well.
- A wide range of homes. Agave started building in the mid-2000s, so older homes sit alongside InTown's newer product. I show exactly what your home has going for it, whether that's a greenbelt lot, a downtown view or a layout buyers can't get new.
- Unique homes need the right buyer. A one-of-a-kind house doesn't fit a standard comparison. The video does the work of finding the buyer who wants exactly what you have.
Honest pricing matters too. I'll show you what's actually selling in Agave and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
