Cameron Place: New Pulte Homes With an Austin Address in the $400s

Cameron Place is a Pulte Homes new-construction community in Northeast Austin (78754), off Parmer Lane and Cameron Road on the Tech Ridge corridor, with homes from the high $300s to the low $500s as of July 2026. New construction with an Austin address in that price range is really hard to find in North Austin. It's zoned to Manor ISD and has no pool, but the location is the amenity.

Location, commute and what's nearby

Cameron Place sits right off Parmer Lane and Cameron Road, on the Parmer / Tech Ridge corridor. My family and I actually live just up the street, and we fell in love with this location. You're set just far enough outside of Austin that you're out of the traffic, but you're close to everything.

On a sunny morning without traffic, you can be downtown in about 15 minutes, and you're about 15 minutes from the Domain.

If you work at Samsung, you're right down the street, and Apple is down Parmer. General Motors and the Tech Ridge employers are close too. TX-130 gives you easy access to Tesla and Austin-Bergstrom Airport, and US-290 is right there. When I did my first look in November 2025, I said this is one of the most convenient places to commute, and I still think that.

There's no community pool or amenity center, so it helps to know what's around you: The Pitch and PopStroke for going out, H-E-B nearby, and toward Manor, the big Manor Crossing development with a newer H-E-B, Home Depot, restaurants and coffee shops (as of November 2025).

How Cameron Place has changed since my first look

I first filmed Cameron Place in November 2025, before the model homes were even open. A lot has firmed up since then:

  • Address: In November 2025, it looked like it would have a Manor street address, since it sits barely into Manor. By July 2026, it was an Austin 78754 address. It's still outside city limits and still Manor ISD.
  • Home sizes: The early plans ran from just over 1,500 sq ft to just shy of 2,500 sq ft. As of July 2026, they ran from just under 1,600 to about 2,400 sq ft.
  • Tax rate: In November 2025, Pulte was only expecting a very reasonable rate. By July 2026, it was 2.2%.

If you saw my first-look video, go by the newer numbers.

Homes, builder and the "condo" question

Pulte is the only builder, and these are one of their upper-end lines in this price range. You'll see glass accordion doors, high ceilings and nice finishes. Pulte is also one of the few builders at this price where you can go to the design center and build from scratch. And there are some really good deals on inventory homes out this direction.

As of July 2026, homes run from right under 1,600 sq ft up to about 2,400 sq ft, with single-story and two-story plans. Some plans are unique to this neighborhood.

Lots are smaller and narrower, so you're not mowing all Saturday, but they still have real backyards. There's some elevation out here too. I'm not going to call it a view, but at least you're not staring directly at your neighbor.

Why are they called condos? It's a Texas-ism. The homes are technically condos because of how the HOA is structured for zoning. But they're fully detached, they don't share any walls, and you own your own land. The practical part: the streets are private roads marked as fire lanes, so there's no overnight street parking. There is guest parking dotted throughout the neighborhood, but if you have a lot of cars, plan for that.

Schools

Cameron Place has an Austin address but is outside city limits and zoned to Manor ISD:

  • Bluebonnet Trail Elementary
  • Decker Middle School
  • Manor High School

Manor ISD is rapidly expanding, with reinvestment and new schools being built. If schools matter to you, make sure to check into those and just make sure you realize you're Manor ISD here.

Cameron Place vs. Evelyn

Evelyn is right next door at Cameron Road and Parmer Lane, and a lot of buyers compare the two. As of July 2026:

  • Builders: Cameron Place is Pulte only. Evelyn has Trophy Signature Homes and Century Communities side by side.
  • Prices: Cameron Place ran from the high $300s to the low $500s. Evelyn ran from around $400,000 to the mid $500s.
  • Amenities: Cameron Place has no pool or amenity center. Evelyn has a pool, sports courts and trails planned.
  • Tax rate: Cameron Place was 2.2%. Evelyn was 2.4%.

If you want the lower tax rate and Pulte's design center, Cameron Place makes sense. If a pool matters, look at Evelyn.

Tax rate and HOA

As of my July 2026 tour, the tax rate was 2.2%. That's really low for this area compared to places like Manor or East Village.

The HOA was $99, which covers things like the private roads. Tax rates and dues change, so confirm the current numbers before you buy.

Who Cameron Place fits

Cameron Place fits people who want new construction, an Austin address and a short commute to Samsung, Apple, Tech Ridge, the Domain or downtown, without paying Central Austin prices. It's a really great alternative to being all the way out in the suburbs.

It's not for you if you want a neighborhood pool, a big yard or street parking, or if you've got your heart set on Austin ISD.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
I'm biased, because my family lives just up the street, but this location has so many great things going for it. There's not much new construction with an Austin address in this price range in North Austin. You give up a pool and street parking, and you need to be comfortable with Manor ISD. If those work for you, it's a really compelling option. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com and I'll show you the inventory homes.— Mason Bleasdell
